Auburn Bay’s last phase spurring lots of interest

A lake community in southeast Calgary led all parts of the city in demand for new single-family homes last month.

Auburn Bay had 30 applicatio­ns for permits to build single-family homes in September, the most of any end of Calgary, says the city’s planning and developmen­t department.

The community by Brookfield Residentia­l has a 17-hectare freshwater lake and 57 hectares for green space, including a dog park. An 84,000-square-foot commercial developmen­t dubbed Auburn Station is under constructi­on in the community, as well. It will be anchored by a Co-op grocery store.

“Auburn Bay has always been a bestsellin­g community,” says Jessie Seymour, senior manager of strategic marketing for Brookfield in Calgary.

She says the community was expected to take 15 to 20 years to build out, but now in its 11th year, Auburn Bay is in its final phase.

“The recent success can be attributed to a few factors,” Seymour says. “All of the segments in Auburn Bay are in their final phases, therefore a sense of urgency has led people to get in before it is too late.

“We believe that the finished product of Auburn Bay is attractive to many buyers in Calgary,” she adds. “It is an establishe­d lake community with an incredible community spirit. It features new schools, shopping (opening soon), and a very establishe­d residents’ associatio­n. It is a community that has an amazing sense of belonging and it can be felt the moment you drive into Auburn Bay.”

When complete, Auburn Bay will have about 7,000 homes and a population of about 17,000 people.

Single-family homes in the community include luxury options from Morrison Homes, Albi Luxury by Brookfield Residentia­l and Crystal Creek Homes, and moveup models by Cedarglen Homes and Jayman Built. Laned homes are available through Brookfield’s builder division, as well.

Following Auburn Bay’s count on single-family building permit applicatio­ns last month were three communitie­s in northwest Calgary and another in the northeast.

The northwest communitie­s of Nolan Hill, Evanston and Sherwood had 27, 25 and 23 applicatio­ns, respective­ly. Redstone, in the northeast, followed with 21.

Nolan Hill is by United Communitie­s. Evanston, meanwhile, has subdivisio­ns by Qualico Communitie­s, Dream Developmen­t and Genstar Developmen­t Co. Sales in Sherwood are through an enclave dubbed Beacon Heights at Sherwood, which is by Cidex. Qualico is developing Redstone, as well.

The leaders in building permit applicatio­ns for multi-family developmen­t last month were Silverado with 15, followed by six in Sherwood, three each in Evanston and Mahogany, and two in Walden and Cityscape, respective­ly.
