SPLIT LEVELS OFFER SPACE, CONNECTION

Home builders offer a variety of models in this segment

Separate spaces that feel connected. It’s a fine balance and one of the elements buyers enjoy about splitlevel single-family homes.

Many Calgary builders with layouts in the segment have seen them thrive. This includes Brookfield Residentia­l. Its split-level Hudson is the builder’s top-selling move-up home.

“One of the most attractive features of a split-level home is that everyone still has their personal space but there’s still that connection,” says Brookfield’s sales manager Lisa Kaiser. “The Hudson is great because you have your kitchen, your dining, your living room on one level and only seven steps away, you have a games room, family room and other activities.

“You can have larger family and friend gathering and have a number of different activities happening simultaneo­usly while still having that sense of connection,” she adds.

Mattamy Homes has multiple split-levels, including the Garnet.

“It gives a whole different feel for the space inside the house,” says Warren Saunders, Mattamy’s vice-president of sales and marketing. “(Homeowners) like the idea of having separate living spaces without being closed in — because the way we design ours is openconcep­t.”

Saunders also counts the unique visual interest offered by split-levels as another quality that resonates with buyers.

Here’s a look at some of the splitlevel models offered by builders in the Calgary area.

THE SONATA

A substantia­l master bedroom, large windows, and soaring 11 foot nine inch ceilings in the great room, highlight this split-level for Jayman Built. The laned home measures 1,652 square feet and has three bedrooms and 2.5 bathrooms. It’s on tap in two northeast Calgary communitie­s and one in the city’s southeast. In Cornerston­e and Redstone, its starts from the $380,000s, while in Mahogany, it’s available in the $400,000s.

THE GARNET

The aforementi­oned Mattamy Homes model features an elevated great room with ceilings standing 12 feet high. It has a two-car front-attached garage and measures 2,255 square feet, with three bedrooms and 2.5 bathrooms. The model is a show home in Southwinds, a community on southwest Airdrie, where it starts from $489,990. It’s also offered in the northeast Calgary community of Cityscape from $549,900.

THE TEVERA

The floor plan by Albi Luxury by Brookfield Residentia­l boasts a 19 foot by 15 foot six inch bonus room that connects to a covered balcony. The Tevera is roughly 2,500 square feet, depending on the community, says Albi. It has three bedrooms, 2.5 bathrooms, and a two-car front-attached garage. The home is offered from $665,000 in Tesoro in Tuscany, $660,000 in Cranston’s Riverstone, and $815,000 in the Rise at West Grove Estates. The Tevera recently opened as a show home in Tuscany.

THE BERKSHIRE

With this Chestermer­e home, Broadview Homes took the splitlevel idea another step further. The 2,292-square-foot Berkshire is a five-level split offered exclusivel­y in Kinniburgh. This model has three bedrooms, 2.5 bathrooms and a triple-car garage and starts from $630,000, including the GST. Broadview was named Builder of the Year at the Calgary Region SAM (Sales and Marketing) Awards handed out in early 2016.

THE HUDSON

The most sought-after model in Brookfield’s stable of moveup floor plans, the Hudson is a 2,153-square-foot home with a two-car front-attached garage. There are show homes for this model in the Cochrane community of Fireside, where it’s selling from $458,600, and Symons Gate in Calgary’s northwest, starting from $513,500.
