Carrington offers first peek at life in new northwest community

People interested in buying a home in northwest Calgary can now explore examples of what’s available in Carrington.

The master-planned community by Genstar Developmen­t Co. unveils its first show home parade Feb. 11 at noon. It will be celebrated with an event featuring familyfrie­ndly activities and entertainm­ent, including a magician.

Genstar has a lengthy history developing in northwest Calgary, with communitie­s including Panorama Hills, Coventry Hills, Country Hills, Harvest Hills, and Evansview.

In Carrington, Jayman Built, Homes by Avi, and Excel Homes all have models on display, while Arcuri Homes will follow with show homes in early April.

Carrington has semi- estate homes from the $700,000s, front drive single-family homes from the mid-$400,000s, and duplexes from the $320,000s. The community’s first phase contains 199 residentia­l lots.

Genstar developmen­t manager Kelly Schmalz says show homes are important for giving house hunters a taste of what the community offers.

“You see the lay of the land,” she says. “Natural sloping land down to the pond area ... when you’re there, you can feel that. You can feel that you’re not just in a sea of housing ... there’s undulation to the land that gives it personalit­y.

“Getting out there and experienci­ng it for yourself is obviously a huge value-add if you wanted to live in a community like Carrington,” Schmalz adds.

The community is planned for interconne­cted pathways and a scenic landscaped pond.

Excel’s show homes in the community include single- family models, the 2,233- square- foot Kenton and 2,123- square- foot Portman, along with duplexes, the 1,414-square-foot Harrison and 1,482-square-foot Jackson. Homes by Avi’s are single-family homes, the 2,228-square-foot Hawthorne, and the 2,842-square-foot Rosemont. While the Hawthorne is a traditiona­l two-storey home, the Rosemont stands three levels.

From Jayman Built, the Carrington show homes are duplexes, the Mantra and the Verde, which are 1,566 and 1,553 square feet, respective­ly.

The overall community of Carrington has three developers. Along with Genstar, Mattamy Homes has 159 hectares (393 acres). Mattamy’s land is beside Evanston at the intersecti­on of 14th Street and 144th Avenue N.W.

A private land owner has 115 acres (46 hectares) of Carrington, as well. Genstar’s Carrington is a 36-hectare stretch of land bound by Centre Street and 144th Avenue N.W. The third phase of the Genstar community contains the southweste­rly portion of a planned major activity area along the Centre Street corridor and future LRT alignment. A large part of the major activity centre will be in Brookfield Residentia­l’s new Livingston community.

Expected to see a wide assortment of businesses, including places to shop and eat, the major activity centre should see around 7,000 full-time jobs, says the developer.

The LRT is an extension of the proposed Green Line expansion. When constructe­d, it will connect to the major mixed-use developmen­t of Seton in Calgary’s southeast.
