High ceilings help bring bright, expansive feeling to Verona Townhomes in Sage Hill

Few qualities elevate a space the way towering ceilings do.

They make the room seem larger and give it an upscale feeling reminiscen­t of a more expensive home.

Such is the case with the Rundle floor plan at the Verona Townhomes by Trico Homes. The 126unit developmen­t is in Sage Hill, a master-planned community by United Communitie­s in northwest Calgary.

Sage Hill sits near substantia­l commercial amenities, including Creekside Shopping Centre and Beacon Hill Shopping Centre. Within the community, there’s Sage Hill Crossing, a 386,000-square-foot commercial developmen­t anchored by a Loblaws City Market grocery store.

The Rundle is an end unit with a walk-out basement on display as a show home at Verona. It measures 1,565 square feet and has two generous bedrooms, 2.5 bathrooms, and a single-car front attached garage. There’s also a driveway large enough to fit a mid-sized sedan.

One of its high notes is the ceiling height in the great room. Standing 12-feet-six-inches, the sitting area is full of grandeur. From this space, sliding glass doors open to a large deck.

And it gets plenty of sunshine. Taking advantage of the ceiling height is a wall full of double-glaze and argon energy-saving windows.

A unique aspect of the townhome is the great room’s place within the floor plan. Rather than sharing the main level with the kitchen and dining area, it’s given

an area of its own.

The great room is a few stairs up from a ground floor flex room, and down from an open-concept kitchen and dining area.

Reaching 15 feet one inch by nine feet eight inches, the kitchen is an impressive size, more commonly seen in a single-family home.

Designed in a functional Lshape, the kitchen features a handy corner pantry and a central island with an extended eating bar that seats two people. It’s also got granite counters, a contempora­ry full-height backsplash, and stainless steel appliances, including an over-the-range microwave.

The appliances are nicely dispersed, with the fridge on one side of the kitchen and stove on the other. This allows more than one person to operate in the cooking space without feeling cramped.

On the top floor, two master bedrooms flank a spacious laundry room with a stacked front-load washer and dryer next to white wire shelving, ideal for storing detergent and bleach.

The larger of the two bedrooms is 15 feet one inch by 10 feet six inches. Both bedrooms have an ensuite and carpet with a cushy eight-pound underlay. One of the two bedrooms has a walk-in closet and the other has a wall closet.

An additional bedroom can be added to the ground level of the townhome.
