Efficiency brings great rewards, from adding to an overall sense of spaciousne­ss to having items right where you need them.

One of its show suite floor plans in Vivace at West 85th’s apartment-style condo developmen­t excels in this aspect. The Unit B1 plan show suite, one of four condos, creates an impression of balance and spaciousne­ss.

Vivace is a two-building condo developmen­t with apartments­tyle and townhome units in Calgary’s west side by Streetside Developmen­ts and Bri-mor Developmen­ts.

At 928 square feet, the Unit B1 two-bedroom home has a generous kitchen at its heart, with an ample living room rounding out the central open living space. Dual balconies are a nice touch, giving dedicated space to barbecuing and relaxing.

To the left of the entrance is a closet for stowing away outdoor gear, with enough space to get organized without standing in the way of the door should guests be arriving or leaving. This short hall leads to the bathroom linked to the second bedroom.

The kitchen is a place to congregate with its party-sized island. With an extended ledge that sits four on stools, the main part of the island offers plenty of workspace for meal preparatio­n. Full-height cabinetry makes the most of storage space.

The dining table is integrated into the island, stepped down to table height from the main work space, with room for four or five to sit.

Bedrooms flank both sides of the living room, adding privacy for the occupants. The tray ceiling in the master bedroom is an elegant touch.

Pre-sales are underway in Vivace North, while units in Vivace South are move-in ready.

Vivace North will include only two-bedroom units, with Unit B1-N being one of the smallest (the smallest footprint is Unit B2-N, at 923 square feet). The largest units are the C2-N plan, at 1,245 square feet. All units have one or two balconies or terraces.

There are three colour palettes to choose from for the homes in Vivace North, including choices of granite or quartz for the kitchen

counters. The homes include a four-piece Samsung stainless steel appliance package and an in-suite washer-dryer.

Among the upgrades to personaliz­e space and offer more storage include adding a wine rack, floating shelves and extended cabinets.

Floor plans have been tweaked in the second building. Most important for the Unit B1-N floor plan is switching the place of the refrigerat­or and the stacked laundry closet. This greatly improves the functional­ity of the kitchen space, keeping the fridge, stove and sink convenient­ly on the same side of the island.

Another tweak on the unit between the two phases is the access to the two balconies. In the first building, they both are accessed off the living room, with one set up for barbecuing and the other for lounging. In Vivace North, one of the balconies instead will be accessed from the master bedroom, adding a greater touch of luxury to this room.
