Townhome lot selection open at Legacy Commons

Potential townhome buyers have a new option in Calgary’s reigning community of the year.

Trico Homes is now taking deposits on lot holds at a developmen­t dubbed Legacy Commons, and is expected to start pre-constructi­on sales sometime in October.

It’s slated for 139 townhomes at build-out, with current prices starting in the $380,000s, including GST. Condo fees are estimated at $190 per month.

This is the builder’s second multi-family site in the community of Legacy, following the Livingston­e Townes developmen­t that sold out last year.

Trico also has townhomes in Sage Hill in northwest Calgary and Wentworth in the southwest.

Legacy is a southeast Calgary community by WestCreek Developmen­ts that won its second straight Community of the YearCity of Calgary title at the Calgary Region SAM (Sales and Marketing) Awards announced earlier in 2017.

“This exciting new townhome project is ideal for those who desire to be close to nature and appreciate having convenient amenities a stone’s throw away from home,” says area sales manager Carter Madsen.

At Legacy Commons, residents are about a one-minute walk from a future retail hub by WestCreek just north of the site, and about a 15-minute walk from a larger planned commercial complex by Royop Developmen­t Corp.

The community also wins the hearts of people who enjoy the outdoors with its more than 15 kilometres of paved walking trails, 121.5 hectares (300 acres) of developer-protected environmen­tal reserve, and a community garden that opened this year.

Earlier this summer, Legacy also welcomed multiple bus stops with routes that connect to the commercial developmen­t in nearby Walden and the Shawnessy train station. Madsen says buyers will “love entertaini­ng” in the openconcep­t three-storey homes.

The developmen­t will have five floor plans to pick from in total, with three currently released. They range from 1,141 to 1,178 square feet and come in a threebedro­om or dual-master bedroom orientatio­n. Each includes a tandem two-car garage.

They have airy nine-foot ceilings on the main level, and come fully landscaped with front patios and a balcony or a deck.

Kitchens are available in two different orientatio­ns, depending on the model, and come with stainless steel appliances, 42-inch upper cabinets, a faucet with a sprayer, and granite or quartz counters.

The first townhome building and first show homes will be on Legacy View S.E. Show homes are slated to open this December and first possession­s are expected to be available in spring 2018.

A sales centre for Legacy Commons is 1619 Legacy Circle S.E., and open 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends and holidays.
