LIVABLE LUXURY AT VALOUR PARK
Reservations available in second phase of Empire Custom Homes development in Currie
A new building of luxurious apartment-style condos will sit along a historic park in the well-connected community of Currie.
Reservations are now available on units at Valour Park City Estates II by Empire Custom Homes, with firm sales expected to be available later in 2017.
The planned three-storey concrete building with 26 homes follows the builder’s opening Valour Park City Estates development, comprised of upscale townhomes, of which seven are available for quick possession. At this development, there are three show homes open noon to 5 p.m. Friday through Sunday. They can also be visited by booking an appointment.
Prices at the latest development are expected to start at $1.1 million. Twenty-three of the 26 units will have two bedrooms and range from 1,711 to 1,725 square feet. The one-bedroom plans are 1,425 square feet.
Empire Custom Homes president Kevin Mullen says these homes are “designed around someone who appreciates an open floor plan and wants to also have beautiful finishes surround them.”
This includes kitchens with upscale features such as custom backsplashes, chrome faucets and elegant cabinets from Empire Kitchen and Bath — part of Empire Group of Companies, with Empire Custom Homes. The luxurious bathrooms have tile floors, standalone tubs and chrome plumbing fixtures.
At the 18,000-square-foot show room for Empire Kitchen and Bath, a display kitchen and display master ensuite give potential buyers a taste for what they can get at Valour Park City Estates II.
“It gives you the idea of the fit and finish, what we’re proposing, and gives them the option when they come to our show room to be able to look at the options of what they can customize if that’s what they want to do,” Mullen says.
The builder’s homes are constructed to what it calls the Empire Healthy Home Standard. Included in this approach is the use of formaldehyde-free materials, water-based paints, surfaces that absorb and neutralize toxins, and improved filtration and ventilation.
“We’re taking the time to analyze every aspect of that construction process, from the materials being used in the house and then how they’re actually installed into the house and with what materials they’re used to be installed, so you can get the healthiest home that you can,” Mullen says.
The upscale condo building, which is by Calgary-based Jenkins Architecture, will have underground parking for two vehicles with ample enclosed storage space on this level.
“When you move out of a singlefamily home, a lot of people don’t need shovels, rakes and lawn mowers, they’re down to a different collection of materials but it still needs to be stored somewhere,” Mullen says.
“When we designed the building we worked with the architect ... to make sure we had given each of these homeowners a large storage space so they had enough room to continue their active lifestyle.”
The development boasts attractive sight lines, including downtown Calgary and the Rocky Mountains from some units.
On the main level, homes facing Valour Park have patios that are a minimum of 400 square feet, and for others facing the community of Currie, they measure about 700 square feet. On the second and third levels, the patios start from 130 square feet.
Both the first and second Valour Park City Estates sites feature materials such as stucco and Indiana limestone.
“It’s very consistent architecture and very unique in Calgary that you have that sort of limestone masonry-clad building in a residential project like this,” says Chris Berry, general manager at Empire Custom Homes.
“There’s a lot of masonry used throughout this park, so we’ve tried to complement what’s already been done there,” adds Berry.
