Interior options in Seton

The next developmen­t by Rohit Communitie­s will take root in a mixed-use district with planned and future amenities that have been compared to downtown Calgary.

Pre-constructi­on sales open on Stile Seton in the southeast Calgary developmen­t of Seton today at noon.

Rohit, a long-time builder in Edmonton, entered the Calgary market with townhomes in the northeast quadrant’s Savanna in Saddle Ridge, and paired homes and townhomes in the Cochrane community of Heartland earlier in 2017.

At 283 hectares ( 700 acres), Seton is one of the largest mixeduse sites in the city. The masterplan­ned developmen­t by Brookfield Residentia­l is earmarked for up to 1.5 million square feet of office space and one million square feet of retail space. It will have a high school, expansive recreation centre, movie theatre and assisted living/nursing home, as well.

It already has a wide assortment of establishe­d businesses — including grocery stores — and Calgary’s newest hospital, the South Health Campus.

“Seton is something that is going to be pretty incredible for the Calgary market,” says Scott Garnett, marketing co-ordinator for Rohit.

With Stile Seton, the builder steps in with 168 apartments­tyle condos, dubbed Stile Flats, and 165 townhomes, Rohit calls Stile Towns.

The flats mark the lowest starting price at the developmen­t, in the $150,000s. There are 10 of these floor plans, ranging from 540 to 943 square feet. They come in one-bedroom, one-bedroom plus den, and two-bedroom orientatio­ns.

Towns are in both single-level and two-level formats. The single-level floor plans have one bedroom and a den and start from the $180,000s. Towns on two levels have two or three bedrooms and start from the $280,000s for models with a single-attached garage, and the low $300,000s for others with a two-car attached garage, and measure more than 1,480 square feet. In all cases, prices are before the tax.

Stile is the Italian word for style, another factor in what’s expected to make the new developmen­t a draw. Buyers will be able to select from Rohit’s six interior styles, introduced at the builder’s other Calgary sites this past July.

Rohit partnered with a design firm to come up with styles that are intended to give buyers more than the commonly seen selections at multi- family developmen­ts, says Garnett, calling them “incredibly unique.”

They include Timeless Traditiona­l, Green Living, Glass Tower, the Scandinavi­an-inspired New Nordic, Contempora­ry Classic, and Boho Chic — an option that stands out with lower cabinets in a striking custom blue colour.

“When you see the lifestyle boards, they are designed to draw your attention to one or two. There will be some that you don’t like at all,” Garnett says. “That’s the whole point of it, to find your style, and really makes that space yours at a price point that typically doesn’t allow for those custom-feel features.”

These picks are available in all home segments and price points.

The sales centre is at 19621 40 St. S.E. and open 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends and holidays.
