Axess at Currie offers value with its location, style and investment

Between last year’s new mortgage rules and additional guidelines coming Jan. 1, new home buyers are seriously examining their financing options.

Those looking to qualify for a convention­al mortgage are considerin­g a purchase before the deadline and may be looking to family members for financial help.

Still, it’s important to invest in a home that’s going to hold its value, says Peter Paauw, president of Slokker Homes.

“A home is an investment in your future. You would never consider putting your hard-earned money or your family’s money into something uncertain,” he says. “For the young, ambitious profession­al who wants killer value and is ready to look past the recent recession, a great future buy would be in our Axess condo developmen­t in Currie.”

Paauw points to recent history as evidence of how homes built by Slokker retain their value, citing properties in the 2007 recession that dipped to $400 from $470 per square foot, but rebounded in less than two years.

“If you want to buy during a dip, it feels harder to take action, but there’s a real upside later,” he says.

Axess, in the Currie developmen­t on the former Canada Forces Base in southwest Calgary, is a multi- family project just wrapping up its fourth phase. It’s comprised of studio, one- and two-bed- room condo units and executive-style townhomes in a mid-rise building. The inner- city location west of Marda Loop next to Mount Royal University offers the convenienc­e and amenities of downtown living in an urban village setting.

The affordabil­ity of a home in Axess is a prime considerat­ion. Prices on units remaining in the developmen­t start in the low $200,000s plus GST for 536- squarefoot studio units. One-bedroom and one-bedroom plus den floor plans start in the $ 290,000s plus GST, and two-bedroom, two-bathroom units with up to 954 square feet of space start in the low $400,000s plus GST. Quick possession units are finished with an attractive selection of European-inspired design packages.

Each unit has nine- foot ceilings, chef-inspired kitchens with deluxe appliances, under-cabinet LED lighting and quartz counters. Homes on the fourth floor feature lofty 12-foot vaulted ceilings and a limited number have western views of the mountains.

Other amenities include wood plank flooring, large windows and additional outdoor living space on the balconies.

The two buildings that comprise Axess feature four storeys with undergroun­d parking. Paauw describes them as quality buildings with great curb appeal.

“We paid attention to the common areas in Axess, like the grand hotel- style lobby, wide corridors and courtyards between our buildings. We want our owners to have beautiful spaces — this is another aspect of our designs that help Slokker’s homes retain their value,” he says.

Next to the affordabil­ity of the homes and the appeal of the buildings, the inner- city location also adds value to Axess. With the new interchang­e on Crowchild Trail, a direct transit route to downtown and the Chinook LRT Station, Currie is readily accessible to almost anywhere. Mount Royal University is within walking distance, recreation at the Glenmore Reservoir is five minutes away and commercial developmen­t will soon add a local dimension to the shopping, dining and entertainm­ent scene.

Paauw says ready buyers can take possession of a new Slokker home before Christmas.

“We know that Axess is one of those projects that will hold its value extremely well in the resale market. It’s important to consider this while reviewing what type of home you can afford, what you can actually qualify for and your financing options in these last few weeks of 2017,” he says.
