Qualify for more with quick possession homes
It’s never a good idea to rush when shopping for a new home. But a new round of mortgage rules and additional stress tests coming into play may add to the complexity of making the decision, a quick possession home may provide just the solution.
“There’s a difference between rushing to buy and just being responsive to the market,” says Tannis Anstey, marketing manager for Brookfield Residential in Calgary. “Buyers who may be affected by the coming mortgage qualification rules, who don’t want to be forced into perhaps a different market may want to respond.”
“Brookfield can help find them a beautiful new home without pressure or a myriad of financial obstacles. It’s as easy as looking at Brookfield’s selection of quick possession homes,” she says.
Brookfield, like many other new home builders, offers quick possession homes in new communities to buyers who want the benefits of a freshly built modern home without waiting months for construction. Quick possession homes are at various stages of completion, some waiting for a new owner’s personal design instructions, but are often available in 30, 60 or 90 days.
With the new rules on uninsured mortgages set to take effect Jan. 1, requiring more stringent qualifica- tions, Anstey says Brookfield Residential can put the keys in a new owner’s hands well before that deadline.
“As of early November, we have 33 quick possession homes in a variety of exciting new communities that families could move into prior to Christmas,” she says. “That, of course, is dependent on the timing of financing, but from Brookfield’s point of view, possession could be achieved within a week of agreement.”
With many options available, Anstey points to Brookfield’s website as a place to begin, explaining that customers can “shop” online and virtually connect with a member of their responsive sales team.
“We are experienced in helping future home owners determine the best fit. It starts by knowing the right questions to ask,” she says.
Brookfield’s team works together to find the best home possible and, because they build multiple product types at various price points in a variety of communities, there is a high probability that they have a home that works for every family.
Starting with apartment-style condominiums, Brookfield has quick possession units at Regatta at Auburn Bay in southeast Calgary. Regatta features modern units with oversized kitchens, stylish interior finishes and amenities including a dog wash station and bocce ball court in an established lake community.
For townhome buyers, Brookfield has new quick possession two- and three-bedroom homes at the Link, an inspired collection of row and stacked homes in the northwest community of Evanston.
Nearby Symon’s Gate has more townhomes available for quick possession, while duplexes can be had in the community of Fireside in Cochrane.
For new homebuyers hoping to qualify before Jan. 1 for a more upscale home in Cranston’s Riverstone, Brookfield has a selection of quick possession homes from townhomes up to luxury models in this highly popular valley community in southeast Calgary. There is one quick possession luxury home in exciting Westmere in Chestermere just a few minutes east of the city.
“It ’ s also important to note that Brookfield’s quick possession homes are covered by new home warranties, so buyers are covered by warranty just as they would be with a home they have built,” Anstey says.
“Also, a quick possession home is a tangible purchase. A buyer can see and touch their new home — they can walk through it confident that they’ve made a safe investment. ”
