Crystal Creek opens exclusive phase in Currie

Three-storey homes and carriage suites above the garage are among the options available in the latest phase of estate single-family homes in Currie.

The 23-lot phase exclusive to Crystal Creek Homes starts in the $900,000s. These homes all include a rear detached garage. For homes with a carriage suite above the garage, homes start from $1.2 million. In both cases, this includes the lot and GST.

Currie, formerly dubbed Currie Barracks, is the third and last Canadian Forces Base Calgary site under redevelopm­ent by Canada Lands Co. The community stretches 79 hectares (195 acres) in southwest Calgary and devotes 9.3 hectares (23 acres) in open green space, including an urban dog park.

A later phase of Currie, its neighbourh­ood core, is planned to include 245,000 square feet of commercial developmen­t and an urban plaza. This segment of the commu- nity will feature an anchor grocery store, shops and restaurant­s.

“Our sales pace has been strong there,” says Crystal Creek’s sales manager and vice-president of business developmen­t, Lindsay McGregor, of Currie. “I think it provides an extremely unique opportunit­y in that it’s an inner-city location but a master-planned community.”

In the latest phase, homes face Alexandria Park, which includes an aviation-themed playground.

“It’s been a really popular location,” says McGregor.

The lots in this phase range from 32 to 53 feet wide, which McGregor says “meets a lot of target markets.”

These homes come fenced and with fully landscaped front and backyards.

“It’s a unique opportunit­y because it’s so turnkey,” says McGregor. “There’s nothing to do once you’ve moved into the house.”

Homes with a third storey have been in demand, says the builder. When it comes to use, the space is flexible.

“It depends on the purchaser,” McGregor says. “Some people dedicate that third storey to a full suite. So it’s an awesome master suite. Other people use that as a great bonus room type of an area.”

“(Many) of our lots have views, as well,” she adds. This includes at- tractive sight lines of downtown Calgary.

Like the third level, carriage suites pose another opportunit­y to personaliz­e.

“We’ve seen people do everything — it’s the mother-in-law suite, the nanny suite, and there are definitely people who use it as a rental property for revenue,” McGregor says. “It gives a ton of flexibilit­y.”

Crystal Creek has a new show home under constructi­on that showcases a modern architectu­ral style newly introduced for the current phase. The show home is expected to be ready for viewing in early summer 2018.

Until then, an existing show home is open in the community at 24 Tommy Prince Rd. S.W. Its regular operating hours are 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends and holidays.

Following this phase, there are plans for four more future phases of single-family homes in the community.
