CRESTMONT WEST LINKS THE GOOD THINGS IN LIFE

‘Beautiful semi-estate community’ a perfect fit for growing family

Whether it’s shopping and dining in West Springs or a Saturday afternoon in Canmore, it’s nice to live in a location that provides convenient access to both.

It’s one of the reasons, when Peter Andryszewi­cz and his wife Olivia Rocskar decided they were ready for a new home, they saw a fit with Crestmont West.

The developmen­t, masterplan­ned by Qualico Communitie­s, is an extension to the establishe­d community of Crestmont, and launched home sales this past autumn.

Andryszewi­cz and Rocskar, who have a toddler and another child on the way, have been living in west Calgary for the past 11 years, and say staying on this end of the city mattered.

“We like the mountains and try to get out as much as we can,” says Andryszewi­cz, who was in Lake Louise with his family during the phone interview. “To shorten that drive has always been a good thing.”

Andryszewi­cz calls the community “well-connected.”

It sits on the southwest end of the city, near Canada Olympic Park, Valley Ridge Golf Club, Bowness Park, and Market Mall.

But with a new road from Crestmont to Old Coach Banff Road expected to be open to the public in spring 2018, residents will see improved access to a variety of shops, services and restaurant­s in the West Springs and Aspen area of Calgary.

“That connects you to all of those amenities,” says Andryszewi­cz, who works as a business consultant. Rocskar is employed by a non-profit organizati­on that helps new Canadians.

With the new road, the drive from Crestmont to commercial developmen­ts such as West 85th and Aspen Landing is expected to take about 10 minutes.

“It’s a pretty short drive,” he says, singling out the range of grocery options, “you’ve got Co-op, No Frills, and Safeway.”

The Westside Recreation Centre and Crowfoot YMCA are on this end of the city, as well.

In Crestmont West, Broadview Homes, Sterling Homes, NuVista Homes and Trico Homes are building front-drive single-family homes from the $540,000s.

Trico is also building duplexes from the $490,000s. In both cases, the cost includes the lot and GST.

Show homes for single-family homes are on Crestbrook Way, and for duplexes, they’re on Crestbook Drive.

“Sales have been very brisk,” says Cheryl Heilman, marketing director for Qualico. “The price point is fantastic. You’re not going to get another southwest address at the price point that we’re providing.

“And because it’s such a beautiful semi-estate community, they’re

buying into an establishe­d area that now has access up to Aspen.”

The establishe­d community of Crestmont was part of the draw, says Andryszewi­cz.

It includes a spray park, 19 parks, three playground­s, and 6.4 kilometres of walking paths.

“A couple of our friends and family got married at the Crestmont community hall so we’ve been able to explore that a little bit and it’s a nice area,” he adds. “They’ve got lots of green space if you want to do picnics in the summer, play with the kids, get them to socialize.”

They also liked the mature trees in the community and that it doesn’t experience “through traffic,” he adds.

Within Crestmont West, Qualico is currently constructi­ng a 1.49-hectare (3.7-acre) park. The park will be developed in two parts, with one side manicured and the other side naturalize­d, and it’s slated for features that will appeal to different ages.

“We’re going to have a semicovere­d, semi-open air enclosure there with some tables for people to sit and enjoy the park,” says Clark Piechotta, associate director of developmen­t for Qualico. “Close to that, there’s a two-level playground that’s going in. So it’s a playground with a slide that’s built into the hill that kids can climb to the upper level of the hill and slide to the lower level where the playground is.”

It will have seven benches, five picnic tables, six bike racks, and 152 trees.

Crestmont West will have 264 homes, including single-family homes and duplexes, at build-out, with lots measuring 30 to 38 feet wide.

Andryszewi­cz and Rocskar bought through Sterling Homes, picking its Grandview floor plan. The home is 2,237 square feet and has three bedrooms and 2.5 bathrooms.

The couple liked the layout and size of the home’s mudroom, which will come in handy when their children get older and have friends over.

They were also fond of its frontfacin­g bonus room. As something they’ll likely use as a playroom, this allows the space with their children’s toys to be kept to one end of the second level of their home.

“The kitchen is important for us, how it was laid out, the size, the kind of island we could get,” says Andryszewi­cz. “We entertain and host a few parties every year and a couple of our bigger family events.

“The plan we chose has a goodsized island,” he adds.
