South Calgary maintained its hold on the lead for resale activity of singlefami­ly homes in the city last month, but for people selling, the west end was most improved.

Here are six facts about how areas of Calgary and the neighbourh­oods within them performed through the city’s resale home market last month.

An area the Calgary Real

Estate Board defines as south Calgary topped all ends of the city in sales with 178 last month. This put the south at 2,286 transactio­ns between Jan. 1 and the end of November, a tally for this time frame that paces the city, as well.

People who listed single

family homes on the west end of the city saw the most gains last month. The benchmark price on singlefami­ly homes jumped five per cent from the same time a year earlier. Citywide, the benchmark price was up one per cent from last year.

While almost every

neighbourh­ood in west Calgary recorded an uptick in benchmark price, some had a particular­ly big month. Wildwood’s figure soared nine per cent, while Westgate, Strathcona Park, Spruce Cliff, Glendale, Glenbrook, and Discovery Ridge all rallied eight per cent from November 2016.

Only two neighbourh­oods

cracked the 20-sale mark on single-family homes in the city last month. Coventry Hills led the way with 29 and there were 22 in Tuscany. Based on CREB’s definition, Coventry Hills is part of north Calgary and Tuscany is in the northwest. These neighbourh­oods also carry the pace, year to date, with 283 in Tuscany and 238 from Coventry Hills, says CREB.

When it came to the

spread of resale activity for single-family homes, southeast Calgary posted the most even balance among its neighbourh­oods. Auburn Bay, Copperfiel­d, Cranston, Douglasdal­e/ Glen, Mahogany, McKenzie Towne, McKenzie Lake, and New Brighton were all in doubt-digits for sales last month, says CREB. Among them, Copperfiel­d and McKenzie Towne were the busiest with 19 deals apiece.

Not only were sales busiest in south Calgary, so was

the growth in selection. It led all ends of the city in both new listings with 209 and inventory with 524 last month, says CREB. With that said, the biggest tallies for new listings from individual neighbourh­oods came from Tuscany with 31 and the new community of Evanston with 29.
