The Motiv features second-level bonus room, spacious kitchen

A single-family home isn’t required to enjoy many of the design characteri­stics that this style of home has to offer.

Such is the case with the Motiv by Jayman Built. This functional duplex with a front-attached garage is in lockstep with starter single-family homes, but the shared wall helps it reach a price point that’s more attainable.

The Motiv is 1,611 square feet with three bedrooms and 2.5 bathrooms and is displayed as a show home in King’s Heights, a community on the southeast end of Airdrie.

One of the qualities that gives this model that single-family feeling serves as the centrepiec­e on the second level. On the floor plan, it’s dubbed a flex space, but it’s a natural fit as a cosy bonus room. The builder demonstrat­es this, staging it with a couch, wall unit with shelves, and a TV.

Bonus rooms, or flex spaces, are an uncommon part of duplexes, which helps set the Motiv apart. If an upstairs sitting area isn’t in line with what the potential buyer is looking for, young families will appreciate its ability to operate as a play room.

Rather than filling the great room with toys and children’s books, this keeps the clutter to the less-used and seen second level.

The bonus room is flanked by a front-facing master bedroom and two side-by-side secondary bedrooms along the back. The show home also displays a laundry area adjacent to the children’s bedrooms.

At 12 feet 11 inches by 12 feet six inches, the master bedroom is well-sized, providing a comfortabl­e space to walk without feeling cramped. It’s accessoriz­ed by an ensuite and a spacious, rectangle-shaped walk-in closet.

The master bedroom also gets a boost from a series of large win- dows that give it a pleasing level of sunshine.

Natural light is a factor on the main level, with a rear-facing wall that features two large windows and a door with a glass insert and a transom window above it.

Its open-concept design helps the sunshine travel, reaching not only the kitchen and dining room that border it directly, but the great room beyond it.

The aforementi­oned door along the rear wall steps out to an optional 12 foot by 10 foot rear deck. Being only a few steps from the dining area, it’s ideal for grilling a steak — in any season — and walking it to the table.

Another part of the floor plan that nods to single-family homes is the cooking space. The L-shaped kitchen has a large volume of eyecatchin­g cabinets, and a stainless steel appliance package, including an over-the-range microwave. And its generous space around the central island makes it easy for meal preparatio­n to be a team effort.

Whether it’s for a Wednesday evening with family or a Saturday night get-together with friends, the great room is a welcoming place to gather. It’s central on the main level and reaches 15 feet by 12 feet one inch, which fits a couch, chairs, coffee table, and the space needed to circulate.

Those who work in Calgary will appreciate King’s Heights location, which provides quick access to Highway 2. The master-planned community by Melcor Developmen­ts features two scenic ponds and connects to retail complex Kingsview Market, which is anchored by a Save- On-Foods grocery store.
