Daytona Homes makes Calgary debut in Livingston

A home builder active in six other centres across Western Canada has made its first foray into the Calgary market.
Daytona Homes — this year marking its 25th year of operation — unveiled its presentation centre and opened pre-construction sales in the north Calgary community of Livingston recently. The builder will also be releasing inventory for quick possession homes in the community that will start construction this month.
The company’s corporate office is in Edmonton but also builds in Lethbridge and Grand Prairie in Alberta, Saskatoon and Regina in Saskatchewan, and Winnipeg in Manitoba.
Branching out to Calgary made sense, says Chad Fortowsky, general manager.
“A big part of it relies not just on the research we’ve been doing with the public, but a lot of our strong and long- lasting relationships with a number of developers that are based throughout Alberta and Western Canada,” he says.
Among them are Genstar Development Co., Dream Development, and Brookfield Residential, the developer behind Livingston.
“We firmly believe that Calgary is a strong market,” Fortowsky says.
Daytona’s opening release in Livingston features two-storey single-family homes with a private side courtyard and a rear-attached garage and a driveway. They have an optional carriage house that can be used as a legal suite over the garage, and an optional developed basement.
The homes are on a zero lot line orientation. Zero lot line homes are built against one side of a lot, which saves the homebuyer money on land costs.
The floor plans in Daytona’s release range in size from 1,416 up to 1,616 square feet, not including the carriage house or optional developed basement.
They start from the low $400,000s, including lot and GST.
“Our team has been working for an extended period of time with a tremendous amount of market research ... trying to bring something a little bit different, a little innovative to the market that the public has been asking for,” Fortowsky says.
He says the carriage house can be beneficial for a range of circumstances, from a buyer having a parent move in with them, a rental that will help offset mortgage payments, or an older child living at home and enjoying their own space while attending postsecondary education.
On the courtyard, he says “it will be their own little private oasis.”
The builder will later release sales on three-storey single-family homes with tandem garages. These will range from 1,950 to 2,105 square feet.
Daytona will also have townhomes in two-storey and threestorey formats. The three-storey townhomes will have rooftop decks with views of downtown Calgary and the Rocky Mountains.
Along with Daytona, the builder group in Livingston includes Jayman Built, Morrison Homes, Homes by Avi, Cedarglen Homes, Brookfield, and Avi Urban.
