New southwest community

Mattamy Homes has shovels in the ground for its seventh community in the Calgary area.

The company that both masterplan­s communitie­s and builds all of the homes within them has started constructi­on on Yorkville.

This community will build out to about 2,450 homes on land at Sheriff King Street and 194th Avenue S.W. A grand opening for Yorkville, including its first singlefami­ly show home parade, is slated for June.

Show homes for duplexes and Urban Townhomes will follow this September.

Don Barrineau, division president for Mattamy in Calgary, calls the feeling behind starting work on a new community, “excitement and optimism.”

“I’m in the building business, so I love creation and growth, and the energy that comes out of creating and growing something,” he says. “To me, when you start a new community like that, it represents growth of community, growth of families, growth for us as a business. So, it’s a pretty exciting thing.”

Yorkville follows Mattamy’s Windsong, Southwinds and The Gates at Hillcrest communitie­s in Airdrie, Lakepointe in Chestermer­e, and Cityscape and Carrington in Calgary. Mattamy launched Carrington in northwest Calgary last year.

In planning a new community, Barrineau says “we do quite a bit of homework.”

“We do consumer research, research with realtors, we try to understand the consumers in the sub-markets. “

In the case of homeowners in southwest Calgary, the research pointed to tastes that leaned to classic and traditiona­l.

As a result, one of the characteri­stics planned for Yorkville is the use of red brick. This includes community monuments, and in some cases, the homes themselves.

All homes will have Hardie Board and the option between stone and brick.

The community will offer singlefami­ly homes on 38-foot wide lots that will come in six plans ranging from 2,158 to 2,721 square feet, and on 31-foot-wide lots, they come in another six floor plans ranging from 1,599 to 1,955 square feet. The community will have Urban Townhomes and rear-laned duplexes, as well.

Consistent with Mattamy’s other communitie­s, Yorkville will feature a central sales centre. Its first five show homes will be of the single-family variety, and expected to start constructi­on soon. This will include its Marquis, Garnet, Jade, Bradford, and Berkley Corner models.

Yorkville will feature a central park area with a pond area and a bridge across it. Mattamy is also planning an interactiv­e, large art feature in the central park area.
