Townhome developmen­t features a pond and views of the mountains

Before Sarah Carefoot moved into her new townhome in Sunset Ridge, she had to get creative with storage ideas.

When she had a condo in the southeast Calgary community of Acadia, her motorcycle was kept in one location, her dirt bikes in another.

“I had stuff scattered all over the city,” says Carefoot, 34, a research technician with Alberta Sulphur Research. “It’s so exciting to finally have a place where I can keep my things together.”

She moved to a developmen­t by Excel Homes in the Cochrane community of Sunset Ridge that will build out to 50 three-storey townhomes. It’s more than 50 per cent sold. Prices currently start from $299,900, including GST.

Buyers can get a taste for what these townhomes offer by visiting its three fully staged show homes.

The developmen­t is fee-simple, which means the buyer also owns and is responsibl­e for the exterior of their home and the land it sits on. As a result, there’s no need for a condo board or condo fees.

The homes come with a fully landscaped front yard with a patio and a wrought iron fence.

Part of the reason Carefoot chose this developmen­t was the appeal of a well-sized garage. They come in either a tandem format, or tandem with an additional bay. The smallest option is a generous 18 feet by 40 feet, and the largest reaches 11 feet nine inches by 20 feet at the front and 20 feet by 20 feet at the back.

Carefoot’s townhome has a tandem garage, and she’s impressed by what it provides.

“My place is (1,416 square feet), but when I get all that extra usable space — it’s just unbelievab­le,” she says. “I can fit my vehicle in there, and I have a work bench for a drill press, and a workout area.”

Her work bench is put to good use, taking on side projects from a friend to build temperatur­e controller­s and relay boards.

Carefoot can also use the garage to store her bicycles, motorcycle and dirt bikes, one for her and a smaller one for her daughter Chloe. There’s even the extra room for Chloe to ride her tricycle.

“I started calling the garage my ‘woman cave,’ ” says Carefoot.

Buyers have the option of adding a fourth bedroom, bathroom or flex room on the ground level.

On interest in the developmen­t, sales associate Ann Pierzchals­ki points to “storage, mountain views from some of the units, and basically everything you want in a garage and at an incredible price point.

“For clients who have a lifestyle where they want to have a home that works for them, and yet they don’t need a lot of maintenanc­e, but they have a lot of storage, these townhomes are perfect,” she adds.

Townhomes at this developmen­t come in five floor plans ranging from 1,337 to 2,121 square feet in total developed space. Carefoot’s townhome is the 1,416-square-foot Quinton.

It has a large, front-facing great room, central dining area, and an L-shaped kitchen. Carefoot went with an optional island that has an extended eating bar comfortabl­y seating three people. She also chose taller cabinets with crown moulding and laminate floors on the main level.

“The nice thing about the laminate is that it’s attractive, and the quality that they used is really good,” says Carefoot.

The townhomes are on Sundown Road, just down the street from Ranche-View School, a school for students from kindergart­en to Grade 8 that opened in autumn 2016.

Carefoot is a fan of the scenic location.

“I love the mountains and I love the views,” she says, adding that from her window, she has partial sight lines of the Rockies.

Sunset Ridge is master-planned by Melcor Developmen­ts and boasts an eye-catching 2.6-hectare pond surrounded by two hectares of park space.
