WestCreek brings Cornerbroo­k

Substantia­l green space, connectivi­ty to the rest of the city and timeless architectu­re is again a focus for WestCreek Developmen­ts.

The company — which is also developing Legacy, Calgary’s reigning community of the year — is bringing Cornerbroo­k to northeast Calgary.

It will build out to about 1,500 homes and sit just southeast of another new community in Cornerston­e.

Its convenient location will be a draw, says Kalida Goldade, marketing manager for WestCreek.

“Being right near Stoney Trail and Country Hills Boulevard, you’re really connected to wherever you’re trying to go in the city,” she says.

“It has connection­s to the communitie­s that surround it, with two future LRT stations in them, and the (Rotary/Mattamy) Greenway going right through the community as well.”

When complete, the Greenway will connect 55 neighbourh­oods in a 138-kilometre loop around the city, making it the largest urban system in the world.

“No matter how you commute, whether it’s by bike, walk, train, car, you have easy access from this community,” Goldade says.

Cornerbroo­k also makes appealing outdoor spaces a priority, committing about 30 per cent of the community to green space. The City of Calgary puts the minimum requiremen­t for new communitie­s at 10 per cent.

This will come through the community’s planned large central park that will boast three water features and pathways around it.

The central park in Cornerbroo­k connects on the top and bottom to other parks in nearby communitie­s to form a regional park.

“You’re really able to connect to green space wherever you live in this community,” Goldade says.

Like the plan for Legacy — noted for its numerous features designed to connect the people who live there — she adds of Cornerbroo­k’s central park: “It’s about creating those meeting spaces for people to come together.”

The developer will hold a grand opening for the community, including the unveiling of its first show home parade, late this summer, but presales from its builder group of Cardel Homes, Trico Homes, Stepper Homes and WestCreek Homes are now underway.

When it comes to the streetscap­e, Goldade says traditiona­l architectu­re will permeate the community. This will include Prairie, Tudor and Craftsman exterior elevations. Overall, front-drive single-family homes start from the mid-$400,000s, laned singlefami­ly homes start from the mid$300,000s and duplexes start from the low $300,000s.

People interested in buying a home in Cornerston­e can contact the builders directly.

Cardel Homes is selling frontdrive and laned single-family homes. It has 15 front-drive models starting from 1,590 square feet and 10 laned models starting from 1,250 square feet.

Trico is selling front-drive single-family homes in five floor plans starting from 2,000 square feet. The builder is also selling laned single-family homes in four floor plans starting from 1,500 square feet.

Stepper Homes has laned singlefami­ly homes in seven floor plans, all exceeding 1,300 square feet. It also has duplexes in three floor plans, again starting from more than 1,300 square feet.

Trico, Stepper and Cardel Homes will all have home options on both convention­al lots and those on a zero-lot-line orientatio­n. Zerolot-line homes are built against one side of a lot, which saves the homebuyer money on land costs.

WestCreek Homes, which sells move-up homes in Legacy, will bring duplexes to Cornerbroo­k as well. There are four floor plans that measure from 1,200 square feet and up.
