Townhomes at Nolan Park offer buyers a range of choices to fit their lifestyles

The 900-square-foot, two-bedroom condo that Peter Khoury and his wife Magdalena Szwedo bought more than five years ago gave them what they needed at the time. But things change.

None more important than expanding their household with their now four-year-old son.

With the toys, books, and other items that come with having a little one, “you start running out of room,” says Khoury, who owns a hair salon in Airdrie.

As such, more bedrooms and a step-up in square footage were in the cards. They bought and moved into a townhome at Nolan Park by Cardel Lifestyles. Including its developed basement, they nearly doubled the space they had previously.

This builder is fresh off some significan­t industry accolades. Cardel Lifestyles is the reigning Multi-Family Builder of the Year at the Canadian Home Builders’ Associatio­n-Alberta Awards of Excellence in Housing, and earlier this month continued its winning streak in a competitio­n that celebrates customer satisfacti­on.

Logel Homes, a new brand by the same company behind Cardel Lifestyles, won the large volume category among multi-family builders, which is for developers with 116 or more homes, at the 2018 CustomerIn­sight HOME (Home Owner Mark of Excellence) Awards. Cardel Lifestyles won this award the three previous years consecutiv­ely.

Nolan Park, located in the northwest Calgary community of Nolan Hill, is planned for 123 units, and at press time, 64 have been sold.

These townhomes range from 1,259 to 1,577 square feet and have a current starting price of $319,900.

They are available with singlecar, double-car or tandem-car attached garage.

This range of garage formats helps provide people in the market for a new townhome with the choice to fit their lifestyle, says Brayden Logel, vice-president of sales and marketing for Cardel Lifestyles.

The benefit of selection extends to what’s available, as well. There are opportunit­ies for pre-constructi­on purchases, spec homes, and the point at which constructi­on of the townhome has started, but the buyer still has the ability to make upgrades.

Townhomes at Nolan Park are available in four interior colour packages, and have standard specificat­ions such as nine-foot ceilings on the main level, and kitchens with quartz counters, stainless steel appliances, a pantry and full-height tile backsplash. They also have a high-efficiency furnace and 50-gallon hot water tank.

“At this stage of the developmen­t, we have been able to bring on townhomes that back on to the park, which has been an attractive amenity for a lot of purchasers,” says Logel, adding, such opportunit­ies are “hard to find.”

Khoury and Szwedo bought one of the green space-backing townhomes. Quick access to the park, which has a playground, was one of the reasons the couple picked the location they did.

They went with the Hillcrest, an end unit with a single-car garage. This plan is also displayed as a show home at the developmen­t.

The Hillcrest allows for an optional walkout developed basement, which the couple says will be the multi-purpose space they need.

They’re an active family, spending their downtime biking, hiking, and swimming. And their focus on physical fitness can now go beyond that — from home.

Many profession­al gyms can be pricey, says Khoury, adding, “So I said, let’s get a basement, we’ll have lots of room for the little one to play, and we’ll have a workout space. We’ll have a treadmill, elliptical, weights so we can work out in our basement.”

Another important element in the family’s new place was Khoury’s ability to work from home. In their condo, their son’s bedroom was also used as his office.

But in their three-bedroom townhome, there’s separation — one of the secondary bedrooms is their son’s bedroom and the other is Khoury’s work space.

On the main floor, they were fans of the open-concept design

and views of a large park behind their place.

While dinner’s cooking, Khoury says they sit and relax on their deck while overlookin­g the green space.

The move to Nolan Hill by Anthem United, located in Calgary’s Symons Valley corridor, was a welcome change for the family.

Their previous community had very few commercial amenities, including the absence of a grocery store. So when deciding where they’d move to next, the couple saw access to such convenienc­es as a prerequisi­te.

“My sister lives in Nolan Hill,” says Khoury. “I really like her house and the area.

“I went to my sister’s house many times and I saw the Walmart (Supercentr­e), and Loblaws City Market ( both in nearby Sage Hill) ... everything is there at your fingertips.”

Nolan Hill is also a quick drive to Co-op at Creekside Shopping Centre, Costco at Beacon Hill Shopping Centre, and Sobeys at a commercial hub within the community itself.

So I said, let’s get a basement, we’ll have lots of room for the little one to play, and we’ll have a workout space.
