Trico’s new 107-unit townhome developmen­t opens sales in Seton

One of the largest mixed-use developmen­ts in Calgary has added to what it’s offering people in the market for a new townhome.

Trico Homes, which is currently one of the builders with pre-constructi­on sales open on singlefami­ly homes in Seton, formally launches a townhome developmen­t today at noon. The sales centre is located at 4121 Seton Dr. S.E.

Unity is planned for 107 units, with prices starting from $295,000, before GST.

These townhome range from 1,175 to 1,238 square feet and offer two- and three-bedroom orientatio­ns. Each comes with a two-car tandem garage.

Unity is also planned to include a “central dog-friendly park,” says Nada Courtliff, multi-family sales and business developmen­t manager for Trico Homes.

Trico’s new site expands the current multi-family segment available in Seton, which currently includes developmen­ts by Cedarglen Living, Rohit Communitie­s and Avalon Master Builder, respective­ly.

Factoring in the appeal of living near the assortment of both planned and existing amenities in Seton, Unity should see wide demand, says Courtliff.

“It will appeal to all buyers, from someone buying their first home starting out to someone downsizing from a bigger home in a surroundin­g community,” she says. “We’re expecting to have a lot of interest, given all of the amenities that are in Seton already — there’s just a lot of draw for people in the Seton area.”

Unity will take root across from a planned 6.5-hectare (16-acre) regional park in the community.

Seton, which is by Brookfield Residentia­l, measures 283 hectares (700 acres). When complete, it will contain up to 1.5 million square feet of office space and one million square feet of retail space. Seton will also include a high school, large recreation centre, movie theatre and assisted living/ nursing home.

The Seton Recreation Facility YMCA is scheduled for a January 2019 opening. It is 330,000 square feet and will include, among other features, a water park, 10-lane competitio­n pool, leisure pool, two multi-purpose ice rinks, three gymnasiums, fitness centre and full-service library.

Cineplex Cinemas Seton and VIP is slated to open sometime in 2018, and Joane Cardinal-Schubert High School — for students from grades 10 to 12 — is expected be ready this autumn.

Seton’s North Retail District is 190,000 square feet and its first phase is now under constructi­on. Its anchor tenant, MEC, is expected to open in summer 2018, with the rest slated to follow between late summer and autumn of this year. So far, the tenants announced include CIBC, Opa!, Tim Hortons, Boston Pizza, and RBC.

Seton is already home a wide assortment of shops and services — including grocery stores — and Calgary’s newest hospital, the South Health Campus.

Courtliff says the exterior elevation at Unity will be “modern,” tying in to Seton’s overall look and feel.

The builder encourages people interested in seeing full-sized versions of the floor plans offered at Unity to visit Legacy Commons.

This is another townhome developmen­t by Trico Homes, but located in Legacy, another masterplan­ned community in the city’s southeast.

It has two new show homes located on Legacy View S.E.

Both the Legacy and Seton sales centres are open 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends and holidays.
