AFFORDABLE AND SPACIOUS

Arrive at Redstone Way developmen­t offers bright, modern, and energy-efficient homes

A young family needs the space to grow. This is why Cesar Viloria-Petit and Massiel Escorcia-Caballero felt it was time to move on from their Panorama Hills apartment.

With two children, aged one and 11 years old, the couple knew the 900-square-foot, two-bedroom rental was no longer the right fit.

“We originally thought we were going to move to another rental home and then decided to look at our options for owning,” says Viloria-Petit. With the combinatio­n of space, number of bedrooms, and affordable price, they were able to take this route at Arrive at Redstone Way.

The developmen­t by Partners Developmen­t Group is planned for 92 townhomes at build-out in Redstone, a northeast Calgary community master-planned by Qualico Communitie­s.

The townhomes are two storeys and come in four floor plans, which are in either a three-bedroom or dual master bedroom orientatio­n. They range from 1,179 to 1,294 square feet, not including the basement, which are about 500 square feet.

Prices start in the $260,000s, including GST.

People looking for a taste of what the developmen­t offers can explore its two show homes.

Viloria-Petit and Escorcia-Caballero bought the developmen­t’s Chili plan, which is an interior townhome measuring 1,179 square feet. There are two bedrooms on the second floor, but the couple decided to have the basement developed so that it would give them the additional bedroom they were looking for.

“The basement also has a nice recreation space,” says ViloriaPet­it, a music teacher and musician, trained in classical guitar. “It’ll be enough for me to put together a music space. I’m working on having a small home studio just for me to practice, and sometimes to rehearse with my church band, and to do some recording.”

The Chili’s second level has two master bedrooms, each reaching about 12 feet by 11 feet, and equipped with a walk-in closet and ensuite.

On the main, it’s open — just as the family wanted it. A highlight is the L-shaped kitchen along the back.

“It’s important to us that we have a nice, open space where whatever we cook, we do it in a place that’s enjoyable,” says Viloria-Petit. “So we were looking for something open, and it’s open.”

“It has a nice island,” he adds. “That’s something we liked, too.”

The couple, originally from Venezuela, enjoys cooking at home. Included on their family ’s menu is an array of dishes, including cuisines from Venezuela, such as pabellon, with its rice, beans and shredded meat; corn pockets called arepas; hallacas, corn dough stuffed with stew; and a dessert called quesillo, a type of caramel flan.

Beyond the function of the kitchen are the little things that elevate the space.

“There’s a nice big window at the back right where the sink is to wash the dishes,” says Viloria-Petit. “I found that important to me, because when I am washing dishes, I don’t like to look at a wall. I like to have a window there to look outside.”

Arrive at Redstone Way, like all townhome developmen­ts by Partners, is constructe­d to achieve gold level certificat­ion through Built Green Canada.

Homes can earn certificat­ion for energy efficiency through this national, third-party, industry-driven program, based on the materials and methods that go into the build.

Based on needing less energy than typical homes, green-minded builds are said to help owners save money on monthly utility bills.

“That’s something we considered,” says Viloria-Petit. “Wherever you can save some money, it’s very important.”

The exterior of Arrive at Redstone Way boasts modern architectu­ral exterior design, with James Hardie fibre cement board siding and triple-glazed windows.

Overall, “our specificat­ions are above standard,” says Ismahan Omer, sales manager at Partners Developmen­t Group.

“What we’re able to do is provide people with incredible value at such a great price,” she adds.

Partners opened pre-constructi­on sales on Arrive at Sage Meadows in northwest Calgary earlier in 2018, and will launch a developmen­t in Crestmont West on the southwest end of the city later this year.

Redstone — which, according to the recent city census, was one of the fastest growing communitie­s in Calgary over the past year — ticked the boxes for what the couple looked for, as well, says Viloria-Petit, singling out its parks and convenient access to major city arteries.

“We found it very accessible,” he adds. “It’s really close to the airport and to Stoney Trail and Deerfoot Trail.”

Redstone includes 2.3 kilometres

of walking and biking paths that access the Rotary/Mattamy Greenway. When complete, the Greenway will connect 55 neighbourh­oods in a 138-kilometre loop around the city, making it the largest urban system in the world.

Residents of Redstone can also stay fit outdoors through Participar­k (outdoor exercise) equipment in three of its parks.

In total, the community has 13 parks and green spaces, led by central Redstone Park, which has a basketball court, the aforementi­oned Participar­k equipment, and a large playground.

Redstone will open a new park with a large play system and multiple slides, a balcony with a telescope, and large swing, among other features in late 2018.
