The Melrose End offers getaway space

On warm days, it’s nice to have a space at home for enjoying the fresh air.

That could mean scrolling through the news on a tablet or smartphone with a morning cup of coffee, or a summer evening in good conversati­on over a glass of wine.

When the views are pleasing, that doesn’t hurt either.

Such a perch is part of the appeal of the Melrose End model by Mattamy Homes. This floor plan, which is part of the builder’s Urban Townhomes developmen­t, is displayed as a show home in the northwest Calgary community of Carrington.

Available in sizes ranging from 1,372 to 1,384 share feet, the townhome has three bedrooms and 2.5 bathrooms. Its double car garage is attached to the back of the home, leaving the entire front elevation to its charming mountain contempora­ry architectu­ral design.

Off the second level, there’s a space that can function like an outdoor great room. At 192 square feet, the balcony provides plenty of flexibilit­y, and boasts views of some of the community’s expansive green space.

It acts like an extension to the second-level bonus room, or den, from which the balcony is accessed.

Unlike move-up single-family homes, bonus rooms aren’t a staple in the townhome segment — but, as is the case here, can play a valuable role on the second level of the floor plan.

It’s demonstrat­ed in the show home with well-sized windows and a boxed-shaped fireplace, with a television mounted above it. Such features make it easy to imagine the bonus room as an area for families to connect and unwind before heading to bed.

The bedrooms all have generous proportion­s, paced by the master bedroom, which reaches 13 feet by 14 feet two inches. It’s bolstered by a series of substantia­l windows, and accessoriz­ed by a functional­ly designed ensuite and walk-in closet.

Another area in which natural light makes a difference is the great room.

Large windows pull sunlight into the welcoming 14 foot six inch by 12 foot four inch sitting room and across the open-concept main level.

This includes the central dining area, which has a transom window.

People who look for a large volume of space for preparing meals will appreciate this kitchen. The U-shaped cooking space has long stretches of counter, including a raised eating bar with space for three people to sit, snack, and socialize.

The sink is on this portion of the counter, as well. As a result, someone can be cleaning dishes and still maintain conversati­on and eye contact with someone in the dining area or great room.

The kitchen features eye-catching

elements, such as a full-height backsplash and stainless steel appliances, including a fridge with French doors and chimney-style hood fan.

Mattamy’s Urban Townhomes are freehold, so unlike townhome developmen­ts managed by a condo board, the buyer is also responsibl­e for the exterior of their home and the land it sits on. As a result, there’s no need for condo fees.

The crown jewel of Mattamy’s Carrington is its $3 million, 0.9-hectare Greenway Park, which is already developed.

Mattamy had the expansive open area — boasting a skateboard area, play structures, green space for soccer, half basketball court, granite walkways, benches and a plaza — ready when the community was formally launched in 2017.

The Greenway Park name is a nod to Rotary/Mattamy Greenway, which runs next to the park.

When complete, it will connect 55 neighbourh­oods in a 138-kilometre loop around the city, making it the largest urban system in the world.

The balcony provides plenty of flexibilit­y, and boasts views of some of the community’s expansive green space.
