Communitie­s in city’s south leading way in townhome resales

Neighbourh­oods in south Calgary are leading all ends of the city in sales of previously owned townhomes this year.

Between Jan. 1 and the end of July, there have been 228 townhomes sold in an area that the Calgary Real Estate Board defines as south Calgary.

This end of the city also had the highest tally in the month of July, with 38 deals on the books.

Year to date, the only other part of Calgary with 200 or more townhome sales was the city centre with 204, says CREB.

Leading south Calgary in townhome resale year to date is the establishe­d neighbourh­ood of Braeside with 22, followed by Evergreen with 15 and the new community of Walden with 14.

Here are five things about resale of townhomes in Calgary neighbourh­oods last month.

McKENZIE TOWNE ON TOP

While south Calgary, as a whole, led the way in townhome resale, a master-planned community by Brookfield Residentia­l in the city’s southeast quadrant has been the busiest individual neighbourh­ood this year.

McKenzie Towne paced the year to date tally with 43 transactio­ns, and led the way in July with 10, says CREB.

In July, the next most active area, also in the southeast, was New Brighton with seven.

PRICE GAINS IN THE NORTHWEST

While the citywide benchmark price on townhomes in July was down two per cent year over year, one end of Calgary recorded growth.

The benchmark price in the city’s northwest quadrant — $314,300 — rose one per cent from the same month a year earlier, says CREB.

Leading the area’s upswing were increases of five per cent in Silver Springs, four per cent apiece in Tuscany and Montgomery, and three per cent in Rocky Ridge.

SELLING IN THE SOUTH

As new listings of townhomes dipped five per cent citywide, there was a hike in people deciding to sell on the south end of the city last month, says CREB.

The area’s 61 additions to the market in July marked a 15 per cent rally from the same month last year.

The other areas that stepped up new listings last month were north Calgary, which was up eight per cent, along with west Calgary and northeast Calgary, up four per cent and two per cent, respective­ly.

For individual neighbourh­oods last month, McKenzie Towne carried the pace in new listings with 14, followed by the northeast Calgary community of SkyView Ranch with 12.

SELECTION IN THE CITY CENTRE

Neighbourh­oods in Calgary’s city centre recorded the highest inventory of resale townhomes last month with 214.

Killarney/Glengarry led the area with 27, followed by 18 in Altadore.

The neighbourh­ood with the highest supply of resale townhomes last month was McKenzie Towne with 30, followed by the northwest communitie­s of Panorama Hills and Evanston with 29 apiece.

GETTING THE ASKING PRICE

People selling townhomes in Calgary’s south, southeast and north ends got the closest figure to their asking price than any end of the city last month.

South Calgary sale to listing price ratio was 97.2 per cent, while southeast Calgary’s was 97.18 per cent, and north Calgary’s was 97.03 per cent.

In neighbourh­oods alone, Deer Run set the pace with 103 per cent.
