THE PEROLA TOWNHOME

A blend of space, connection

- JOSH SKAPIN

The balance of connection and personal space is something many extended families look for in a living arrangement.

While the single-family home market is a common landing spot for multi-generational buyers, a townhome development in northeast Calgary presents a thoughtful alternative.

Granite by Jayman Built in Redstone is formatted with twostorey town houses overtop of apartment-style condos, which are located on the ground level.

Multi-generational households may see this an as appealing option for a young family to live in the townhome, which are offered in two or three bedroom configurations, and grandparents to be in the single-level floor plan on the ground floor.

One of the townhome options is the Perola.

Two versions, displayed in different finishing packages, are among the five show homes now demonstrated at Granite.

The version presented with the builder’s standard specifications is 1,079 square feet with two bedrooms and 2.5 bathrooms.

It also has an attached single-car garage.

Both bedrooms are a generous 10 feet by 11 feet nine inches and have their own ensuite.

While this could work for a couple with a single child, it’s also a possible option for a roommate situation, or someone who chooses to rent out the other bedroom to offset mortgage payments.

The top level also includes a laundry area with a stacked frontload washer and dryer, and additional space for storing items such as a laundry basket and detergent.

It’s centrally located, meaning, from either bedroom, the walk carrying a basket full of laundry is only a few steps.

On the main level, the layout is open and bright.

Its outward wall focuses on large, well-placed windows, ensuring every space in the open-concept design pulls in sunshine.

This includes a window over the kitchen sink, giving the person doing dishes the benefit of views and direct natural light.

Overall, the L-shaped cooking space is both functional — with a pantry, and plenty of handy counter and cabinet space — and eyecatching.

It shows Jayman’s stylish Palladio palette selection, with a fullheight backsplash and stainless steel appliances.

Just off the kitchen, a door with a glass insert and transom window above it, accesses a place to enjoy the fresh air.

The balcony measures 13 feet three inches by six feet 10 inches, making it an appealing spot for afternoon tea with a friend.

Townhomes at Granite will have the temperature handled with air conditioning, and a 95 per cent efficient hot water and home heating system.

Granite’s exterior — which will have low-maintenance James Hardie board — has an architectural design that features vibrant coloured squares that will alternate throughout the development, providing a variation in the appearance of each building.

The development is also planned to include a central courtyard, with a playground, picnic tables and open green space.

Redstone, as a whole, has 13 parks and green spaces — including central Redstone Park, which has a basketball court, the aforementioned Participark equipment, and a large playground.

The community, masterplanned by Qualico Communities, is accessed off Metis Trail.
