CORNERBROO­K CARVES OUT NICHE IN CITY’S NORTHEAST

The developer behind the community of Legacy is making connection­s between neighbours and timeless architectu­re an emphasis once again as it moves into Calgary’s northeast quadrant.

WestCreek Developmen­ts, which has seen Legacy win two Community of the Year awards, formally launches its next community, Cornerbroo­k, today at noon. This includes a 14-model show home parade.

Cornerbroo­k, which is planned to build out to 1,500 homes, is located next to the existing community of Cornerston­e, and can be accessed at the intersecti­on of Stoney Trail and Country Hills Boulevard. Cornerbroo­k is on the north side of Country Hills.

“WestCreek Developmen­ts has been building communitie­s for about 20 years now, and Legacy was really the biggest project that we have ever done,” says Kalida Goldade, marketing manager for WestCreek. “To now bring on a second project to be selling at the same time is really another big milestone for us. We’re really excited to have a second community on the go, grow and become more apart of that Calgary landscape in larger communitie­s (with) Cornerbroo­k and Legacy, and later this year, Wolf Willow.”

Like Legacy, the developer’s planned Wolf Willow community will be in southeast Calgary.

Prior to Cornerbroo­k, WestCreek’s last developmen­t in northeast Calgary was Saddlecres­t. They’re happy to be back.

“It is the place with the biggest growth in Calgary,” says Goldade.

Three of the top four communitie­s for population growth in the recent city census were new communitie­s in the northeast quadrant.

Whether it’s a house hunter who lives in an existing northeast Calgary community, or someone new to the quadrant, Goldade says Cornerbroo­k will be a draw.

When it comes to architectu­ral design, it follows a path that has helped make Legacy a success. Goldade says it sticks with WestCreek’s approach of building “communitie­s that are everlastin­g, and taking in the elements around it.”

“We’re using traditiona­l architectu­re, so that house is never going to fade out of style,” she says.

The builder group in Cornerbroo­k is composed of Cardel Homes, and three companies that are also active in Legacy — Trico Homes, Stepper Homes and WestCreek Homes.

Home styles in the community include front-drive singlefami­ly homes starting from the $520,000s, laned single-family homes from the $360,000s, and duplexes from the $320,000s. In all cases, this includes the lot and GST.

“There are a lot of different housing options,” Goldade says, “from main floor bedrooms, to up to five bedrooms with basement developmen­ts.”

When it comes to design, look for Cornerbroo­k to offer features that help bring residents together, Goldade says.

The most substantia­l is its central park.

“It takes up 30 per cent of the community and attaches on either side of the community to additional parks, making a full 180acre (72.8 hectare) park system that has the (Rotary/Mattamy) Greenway that runs through it,” Goldade says.

The Rotary/Mattamy Greenway, when complete, will connect 55 neighbourh­oods in a 138-kilometre loop around the city, making it the largest urban system in the world.

The community also has a joint school site that it shares with Cornerston­e.

Cornerbroo­k’s connectivi­ty also extends to access in and out of the community, Goldade says, adding that with “access right off Stoney and Country Hills Boulevard, you’re really close to everything.”
