The Capella project in the University District offers condos, estate homes for new buyers

Whether you’re just starting your career or leaving all that behind, Brookfield’s new Capella project has you covered.

Capella, in the centre of the rapidly unfolding University District developmen­t, offers affordable apartment condo homes for young profession­als, as well as single-level estate residences for those who want to simplify without sacrifice. Show suites open Saturday at 4410 University Ave. N.W.

“This product hasn’t been offered in Calgary before,” says Ryan Moon, Brookfield’s director of business developmen­t. “Tying in the appeal of the University District makes it really exceptiona­l.”

On completion, in the fourth quarter of 2020, Capella will comprise 92 apartment condos in one building, plus seven buildings housing a total of 50 single-level residences designed for lock-andleave convenienc­e. Amenities include a fitness studio for all Capella residents.

One- and two-bedroom apartment-style condos come in either 540 or 1,000-square-foot configurat­ions. With one-bedroom units starting in the high $200,000s, Moon says, “they’re definitely geared to first-time buyers.” The two-bedroom model centres on an open-plan living, dining and kitchen area, with a bedroom on either side. The master suite includes an ensuite bathroom and sliding-door closet. Beside the second bedroom is another full bathroom and there’s a separate utility room with private washer/ dryer. Apartment condo buyers have three colour palettes from which to choose.

“The single-level estate homes provide everything you’d expect in an estate home in Calgary,” Moon says. Starting in the $600,000s, he says, it’s a new concept for the Calgary market, combining the spacious feel of a contempora­ry bungalow with the convenienc­e of a lock-and-leave townhome. “We’ve seen a demand for singleleve­l living that the University District has never offered before, and we think our project will be very well received.”

Each of the seven buildings has a “semi-private” lobby and elevator and each residence has a private garage. Units range in size from 1,300 to 2,020 square feet, with either two or three bedrooms.

The 2,020-square-foot Aquila model provides two bedrooms, each with its own ensuite bath, plus three potential configurat­ions for a bonus room. The bonus room can be completed as a den, with or without a fireplace, or as a third bedroom with its own ensuite bathroom. The open-plan living, dining and kitchen area has a powder room, as well as a “flex” area adjacent to the living room. The master bedroom includes a walkin closet and an ensuite bath with separate tub and shower.

Condo fees will be in the mid-40 cents per square foot for apartment condos and under 30 cents per square foot for single-level homes, Moon says.

Capella is part of the University District, an 80-hectare developmen­t with 16 hectares of parks and ponds and 12 kilometres of walking and biking trails. Upon completion, it will include some 6,000 homes, 250,000 square feet of retail and 1.5 million square feet of office space.
