Hogan 3 offers ample elbow room

Looking for space but can’t afford a single-detached home, or simply prefer sharing a common wall?

If that’s the case, the Hogan 3 duplex by Pacesetter by Sterling Homes could fill the bill nicely. This two-storey home measures 1,940 square feet and comes with three bedrooms, 2 1/2 baths, second-floor laundry room, and a double front-drive garage.

The Hogan is located on Red Embers Common in the northeast community of Redstone by Qualico Communitie­s, while the Pacesetter sales and informatio­n centre is at 77 Red Embers Manor — just a couple of blocks away.

“Part of the appeal of the Hogan 3 is that you get everything in this duplex that you can get with a single-family home, only for a less expensive price,” says Kelsea Evashkevic­h, area associate for Pacesetter in Redstone.

She says that other than the rear deck and a side entrance, which are upgrades, everything in the model on display is standard specificat­ions.

Designed in the Foursquare exterior architectu­ral style, the home also shows a blend of Prairie and Craftsman touches.

And on the interior, what you get with the home is a lot of open concept space on the main floor where the U-shaped kitchen looks into a spacious great room with patio doors to the backyard, and an almost as large dining area — with Prairie-style windows high on its side wall.

Stepping into the foyer, a short hallway leads to a powder room, a closet, and the entry to the garage. Opposite the garage entryway is a door leading to the walk-through pantry that is closed off to the kitchen by a pocket door. Cabinetry in the kitchen is thermofoil with a white finish, the countertop­s are granite, the backsplash is ceramic tile, and the appliances are stainless steel.

The flooring of choice throughout the main-floor living area is luxury vinyl planking.

A carpeted stairway leads to the private area of the home.

At the landing is a laundry room large enough to hold a side-by-side washer and dryer and has wire shelving.

At the front of the home are two smaller bedrooms and the main bath that is shown with a tub/shower and laminate-topped vanity.

Another unique element is the central location of the bonus room, instead of its more typical location at the front and above the garage.

The rear of the home holds the 13-foot by 14-foot master bedroom with a large walk-in closet. The ensuite has a laminate-topped vanity with twin sinks and a stall shower.

“The home was designed for a young family, maybe as their first home,” says Evashkevic­h. “But it can also work for those downsizing. They still have room for visiting children or grandchild­ren.”
