New attached bungalows, townhomes unveiled in Crestmont West

A new lineup of attached bungalows with top-quality standard features has arrived in a scenic, wellconnec­ted end of southwest Calgary.

Arrive Crestmont by Partners Developmen­t Group offers 175 front-drive bungalows and townhomes in Crestmont West, which is master-planned by Qualico Communitie­s.

Featuring classic Craftsman architectu­re, its bungalows start from the $460,000s while townhomes are priced from the $330,000s.

The standards, selections and layouts of these bungalows are such that, despite being an attached home, someone moving from a single-family home, “won’t feel like they’re making a sacrifice,” says Max Lalonde, area sales manager for Arrive Crestmont. “We want people to feel like they’re living in a spacious, high-end home.”

Arrive Crestmont’s bungalows are the Twilight end, Twilight interior, Eve interior and Eve end. The developed main levels measure nearly 1,100 square feet, and if the buyer chooses to have the basement developed, the homes can reach 2,552 square feet, depending on the floor plan.

The developmen­t’s townhomes measure from 1,337 to 1,942 square feet.

One feature of the bungalows that immediatel­y stands out is the soaring ceiling, with the standard main floor height reaching 10 feet while the vaults stretch to 16 feet.

This volume makes a difference, says Lalonde.

“It’s an incredibly tall vaulted ceiling that makes the space feel 300 to 400 square feet bigger than it is,” he says.

Following suit are eightfoot doors throughout the entire home.

The single-level homes were also designed to be wheelchair accessible. This is accomplish­ed through 36-inch passageway­s, a larger-than-average measuremen­t, particular­ly in attached homes.

“In the master bedroom, that fits a king-sized bed, there’s enough space for a 36-inch passageway,” Lalonde says. “Even around the island in the kitchen, we wanted to make sure you have that 36 inches so it’s wheelchair accessible.

“That 36-inch passageway throughout the entire home really makes it feel big and manoeuvrab­le for anyone.”

To that end, as a standard, these bungalows have spacious walk-in showers with a curbless entry, which creates wheelchair access. The showers also boast full tile, a bench and hidden drain.

Flexibilit­y is another benefit. Arrive Crestmont has a range of optional preplanned changes.

“We’ve tried to come up with every conceivabl­e change that people could want in our homes,” Lalonde says. “With most townhome builders, the plan is the plan and there is no deviation off of that.”

All basements at Arrive Crestmont are either walkouts or called sunshine basements, which feature oversized windows.

Finding the colours and materials that fit one’s personal taste is easier at Arrive Crestmont, as well, says Lalonde.

“We have very similar interior selections as singlefami­ly homes,” he says of an option that isn’t common among multi-family developmen­ts.

Standard features include quartz counters, fullheight cabinets with softclose doors and drawers, a contempora­ry subway tile backsplash, stainless steel appliances and a full blinds package.

The homes in Arrive Crestmont follow Partners’ long-standing commitment to sustainabi­lity and energyeffi­cient constructi­on.

“All homes by Partners, including developmen­ts in Redstone, Evanston, Skyview Ranch and Okotoks, are designed to achieve goldlevel certificat­ion from Built Green Canada. Homes earn certificat­ion for energy efficiency through this national, industry-driven program based on the materials and methods that go into each build.”

Some of the green features included are active heat recovery ventilator­s, high-efficiency air handlers with a tankless hot water boiler and fan coil, watersavin­g faucets, low-flow toilets and triple-glazed, low-emissivity windows.

Along with energy-efficiency, the homes are designed for sound restrictio­n thanks to the builder’s innovative Quietwall system used on the shared wall of its bungalows and townhomes. This system reduces acoustic transmissi­on between properties, making the wall seven to 10 decibels quieter than the average townhome in Calgary, says Lalonde.

“That’s a great feature for a lot of our purchasers because, as you can imagine, people looking at an attached home are always asking if they’re going to hear their neighbours,” he says. “We can put them at ease by letting them know that our walls are significan­tly quieter because of our Quietwall, triple-pane windows and Built Green certificat­ion.”

But the developer also includes thoughtful ways of connecting with neighbours.

New residents shouldn’t forget their trowels and gardening gloves because the property will include a community garden, exclusive to Arrive Crestmont.

The community is a draw as well — blending inviting parks, natural ravines and long stretches of pathway, with the benefit of feeling tucked away.

“Crestmont is that quiet, quaint community off to the side as you’re heading out of the city toward Banff and Kananaskis, but it’s also got incredible accessibil­ity within the city, as well,” says Lalonde.

“It’s not a major artery to get to any other community, so that’s partially what makes it so quiet,” he adds. “There’s very little traffic going through the community of Crestmont. It provides a sense of safety and security.”

There’s high value in Crestmont, too. Homes priced at upwards of $1.2 million are being constructe­d about five blocks from the Arrive site.

“It used to be quite an expensive endeavour to live in Crestmont, but we’ve broken down that barrier by offering our attached homes,” says Lalonde.

This end of the city offers an impressive depth of places to shop and dine. It’s about a 12-minute drive to the Aspen and West Springs area, with restaurant­s such as Mercato and Vin Room West. A future Calgary Farmers’ Market is slated for a site across from Winsport, which is less than five minutes from Arrive Crestmont.
