The Benedict show home

Nothing lifts a room quite like an influx of natural light.

It helps create a more upbeat, vibrant and healthy-feeling space. Embracing this idea is a well-designed duplex by Homes by Avi.

The 1,374-square-foot Benedict is displayed as a show home in King ’s Heights, a master-planned community in southeast Airdrie.

Taking advantage of its wide corner lot, it features many, large, well-placed windows. This is particular­ly noticeable in the great room, where sunshine pours through both its generously sized front-facing windows and others on a side wall.

With substantia­l windows in the dining area and kitchen, as well, every end of this open-concept main level — which boasts airy nine-foot ceilings — feels welcoming and bright.

When it comes to inviting characteri­stics, this model starts from the curb.

Its full-width front porch is ideal for enjoying a cup of coffee in the fresh air while saying hello to neighbours walking by.

Rather than a basic rectangle, this floor plan delivers architectu­ral interest, such as a dining area that boxes out. This makes the eating area feel defined and important.

It’s eight feet by 13 feet nine inches, providing the space necessary for a range of table sizes.

The L-shaped kitchen blends function and style. There’s an eye-catching full-height tile backsplash, pendant lighting over the island, and stainless-steel appliances, including an over-therange microwave.

With its pantry and spacious 42-inch upper cabinets, featuring soft-close doors, the kitchen’s storage options will keep things organized.

The kitchen island, which has a quartz surface, includes an extended eating bar that seats two people.

A spacious mud room with ceramic tile flooring steps out to a rear deck, where there’s a gas line rough-in that allows for a future gas barbecue.

On the second floor, windows reign again, particular­ly in the larger of two bedrooms. This front-facing 12 foot six inch by 13 foot eight inch sleep space is highlighte­d by well-sized windows on two walls. Its other two walls access an ensuite and walk-in closet, respective­ly.

The other bedroom has these amenities, as well. In this case, the closet is accessed through the ensuite.

This format is handy for couples where one partner needs to get ready for work before the other, avoiding the disruption of walking in and out of two separate spaces.

The second floor also includes a large central laundry room with a front-load washer and dryer and white wire shelves, ideal for storing bleaches, detergents, and fabric softeners.

King’s Heights is developed by Melcor Developmen­ts. In the recent civic census, it was said to be the second fastest-growing community in Airdrie last year.

Residents of this community benefit from an establishe­d shopping complex dubbed Kingsview Market, which is anchored by a Save-on-foods grocery store.

For people who enjoy long walks within their community, King’s Heights is a nice a fit. It has stretches of pathways and two water features — a long pond on the north side of the community with fountains and a bridge feature, and a smaller one on the south end.
