A perfect storm of real estate investment exists in exclusive inner-city community of Currie

Crystal Creek Homes has the distinctio­n of building luxury homes in many of Calgary’s top neighbourh­oods. One of the most extraordin­ary is Currie, a master-planned community by Canada Lands Company (CLC).

A redevelopm­ent of the storied Currie Barracks, the community features strict residentia­l architectu­ral and landscapin­g guidelines so buyers can enjoy the cohesive look of a new suburban neighbourh­ood with the character and benefits of inner-city living.

“The beauty of Currie is that you can build a milliondol­lar-plus home, with a high level of comfort (about the community). You know what type of home will be built beside you. It protects the integrity of the community as well as everyone’s investment. And, the location 10 minutes south of downtown speaks to everyone,” says Crystal Creek area sales manager Jason Benko.

The value in Currie, especially now, is unmatched in any other inner-city community, he says. Interest rates are the lowest ever. The top tradespeop­le are readily available and Crystal Creek is offering a very personaliz­ed approach even when it comes to adding value and promotion.

Benko says last year was the builder’s best year in the past five. He believes Calgary, and Canada, will bounce back from the struggling economy and current pandemic.

“We’ve sold three, very high-calibre homes recently. I would take advantage of this perfect storm right now. Opportunit­ies don’t come around very often,” Benko says.

Crystal Creek has sold out of the 23 opportunit­ies it had in Phase 3B of Currie, with only the show home remaining at 105 Trasimeno Cres. S.W. The almost 3,500-square-foot, threestore­y home can be purchased as a leaseback, which Crystal Creek would rent from the buyer while their new show home is under constructi­on in its next phase — Phase 6. Once the home is no longer required as a model home, the owner would take full possession of it.

The leaseback show home is the first detached singlefami­ly Contempora­ry elevation in Currie for Crystal Creek, where most of the homes have more traditiona­l lines.

Along with Contempora­ry, the other approved homes styles are English Romantic, Arts and Crafts, Georgian and Modern Farmhouse, Benko says, adding that CLC is very meticulous about the streetscap­e in the community.

“The developer predetermi­nes which elevations can go on what lots, so you don’t have five Contempora­ry models all together. The architectu­ral controls make it a nice balance.”

All Crystal Creek custom homes in Currie come fully landscaped, as per CLC approval, which includes a custom landscapin­g package that includes fencing and irrigation.

The show home on Trasimeno Crescent and across from Clear Water Academy has a three-car garage off the rear lane, with a 727-square-foot carriage suite above it. The carriage suite opportunit­y is another advantage of building in this area. With floor plans that range from 500 square feet to 820 square feet, the suites follow city guidelines for secondary suites and are a great option for extended families. They can also be used as an office, studio or, with Mount Royal University located next door, a great source of rental income.

Last year, the Officer’s Mess Garden in Currie was officially opened and this year, another park, an amphitheat­re and splash park are under constructi­on. Next up is the dog park, says Benko.

Crystal Creek’s show homes in Currie, plus other models in Discovery Ridge, Legacy, Rock Lake and West 77th, are all open by appointmen­t with leaseback opportunit­ies available in each of these areas.
