Riverside in St. Albert is a great place to make your new home.
Located in St. Albert’s northwest, the community created by Genstar Development spans over 500 acres west of St. Albert Trail, and is an excellent mix of luxurious homes and luscious green spaces.
“It’s exciting for us,” said Natalie Semeniuk, project manager with Genstar Development.
Riverside may be a residential community, but true to its name, it’s also all about being a place where residents can enjoy the great outdoors without having to go too far.
To that end, the community has dedicated 33 per cent of its area to parkland, adding up to more than 175 acres of green space.
The southern portion of Riverside is one large park, which includes the Grey Nuns’ White Spruce Forest and Red Willow trail, along with the Sturgeon River itself. In addition, there are various parks throughout the neighbourhood, and a large school site.
Neighbourhood wetlands and trails allow you to feel like you are always at the riverside. A little farther afield, residents can find Lois Hole Provincial Park and the Enjoy Centre, Semeniuk added.
Inside the community, the homes you’ll find will meet all your expectations and desires. Four builders are hard at work building out the neighbourhood — Coventry Homes, Ironstone Home Builders, Parkwood Master Builder and San Rufo Homes.
All four builders have singlefamily show homes in Riverside, Semeniuk said, but they’re also building duplexes, which is a break from the typical St. Albert neighbourhood.
Duplexes are very popular and prolific in Edmonton, but they’re a relative rarity in St. Albert. As Riverside develops, more duplexes will be coming online.
“The idea was to have more variety of housing types, which would contribute to housing affordability,” Semeniuk said.
In addition, having multiple housing types in one community means that, when a family falls in love with Riverside but grows too big for its home, there are options available to them for moving up and not out. Homes in Riverside are priced starting in the $400,000s.
Another feature of the homes being built in Riverside is tat they’re targeted to be built to a minimum of LEED (Leadership in Energy and Environmental Design) Canada for Homes Certified.
LEED is a system “that has created a new standard for sustainable design,” Semeniuk said, and bringing those standards into Riverside homes will help create “healthy, high-performance homes.”
“A LEED-certified home in Riverside will have lower monthly costs, better interior air quality, better resale value, greater durability and better peace of mind,” she said.
Having homes that meet LEED certifications won’t mean the homes will be standardized models or boxy structures. Instead, a wide range of architectural styles will be on offer.
“You get more variety and less cookie-cutter,” Semeniuk said. “They’re homes that are as individual as you are.”
