River’s Gate unveils new showhomes in Sturgeon County

Prospectiv­e buyers can get a peak into the budding neighbourh­ood from Beaverbroo­k Communitie­s

The Club & Residences of River’s Gate tempts prospectiv­e homebuyers with the prospect of living in Sturgeon County’s only gated community, but two new showhomes have recently opened, giving buyers a peek into the budding neighbourh­ood.

River’s Gate, a developmen­t by Beaverbroo­k Communitie­s, sits nestled between Riverlot 56 Protected Natural Area, the Sturgeon River Valley and the Sturgeon Valley Golf & Country Club. Three dedicated builders operate in the community — Alquinn Homes, Heredity Homes, and Henderson Quality Building — and two of them unveiled their showhomes in early September.

The showhome crafted by Alquinn Homes features a modern classic style with dark wood cabinetry throughout. Those features are complement­ed by an open-concept floor plan and abundance of natural light on each of the home’s three levels. Minimalist­ic styling showcases elegant fixtures, a spacious mud room contains built-in storage, and the master bedroom has vaulted ceilings and a spacious ensuite. The lower level offers plenty of space for entertaini­ng and a built-in bar, making it an ideal gathering place for friends and family.

Heredity Homes also unveiled its showhome in September, boosting the community’s curb appeal with sophistica­ted luxury styling. The home’s open concept produces a welcoming impression, while an array of windows offer beautiful views of the surroundin­g area. Heredity’s quality craftsmans­hip is on display throughout the home, and the spectacula­r four seasons room adds to the main floor’s contempora­ry design, providing homeowners with a space they can enjoy year-round.

Henderson Quality Building is planning to open its showhome — a 2,668-square-foot offering with luxury finishings and an openconcep­t design — during the summer of 2018. In addition to River’s Gate’s dedicated builders, the community also features public lots starting at around $330,000, allowing customers to purchase lots directly from the developer and select their own builder.

River’s Gate is beginning to take shape after years of work. Gating a community is a difficult process because gates are not permitted on public residentia­l roadways, and developers are required to comply with so many regulation­s they often find themselves succumbing to all the red tape. Working closely with Sturgeon County council members, Beaverbroo­k developed a strategy that created a public utility lot on the road where the gate would sit. The public utility lot cleared the way for Beaverbroo­k to gate the roadway and produce River’s Gate.
