A look inside the posh Sky Residences

Condominiu­ms go on sale to the public this weekend in a downtown Edmonton highrise slated to be the tallest building in Western Canada.

The Sky Residences will start on the 30th floor of the Ice District’s 66-storey Stantec Tower but, because the lower office space has higher ceilings, the condos begin at a similar height to the top of a 40-storey residentia­l structure, said Glen Scott, president of Katz Group Real Estate.

“I’m living on the main floor of the condominiu­ms, but I’m actually above (almost) every other building,” he said Friday. “It’s unique. It gives, I think, a cosmopolit­an experience.”

The Encore Tower under constructi­on approximat­ely two blocks away is set to be 43 storeys, making it Edmonton’s tallest residentia­l-only building.

The vast majority of the 483 Sky Residences units have one bedroom or one bedroom plus a small den.

The smallest units, at about 500 square feet, start around $300,000, while two-bedroom suites with 920 square feet start just under $700,000 and rise to more than $1 million for 1,221 square feet.

Undergroun­d parking stalls cost extra. The basement contains a dog wash-and-dry station.

The 30th floor is taken up by an outdoor patio, fireplaces and barbecues, hot tub, business centre, fitness centre, infrared sauna, kitchen with dining space for 18 people and other tenant amenities.

An upscale restaurant is planned for the 28th floor, above the offices of such companies as Stantec, financial services company Pricewater­houseCoope­rs and Dentons internatio­nal law firm.

An approximat­ely 700-seat food area served by about 13 vendors and allowing beer and wine consumptio­n is slated for the second floor.

“The building is aimed at a wide variety of people — millennial­s; anybody wanting to live, work and play downtown; but also people … maybe downsizing a little bit,” Scott said.

“If they want to go to Jasper on a weekend or go somewhere else, they can walk out the door and boom, it’s done.”

The highrise homes near the corner of 102 Street and 103 Avenue are scheduled to be ready for occupancy in October 2019.

Although a presentati­on centre in Rogers Place opens Saturday, Scott said some units have already been sold in earlier marketing.

He expects about 700 people will live in the condos, in addition to about 400 anticipate­d to live next door in the Legends Private Residences above the JW Marriott Hotel scheduled to open its doors next year.

Another 583 residentia­l units are planned over a three-floor commercial podium in a 41-storey tower under constructi­on at 103 Street that’s expected to be finished in 2020 on the former site of the Greyhound bus station.
