West Block Glenora’s new 60-unit tower offers serenity of nature, access to neighbourh­ood shops and amenities

“We wanted to create a truly mixed-use urban lifestyle built around the future LRT stop,” says Paul Fereday, Director of Constructi­on for the project. “This will be a lively place where residents, office workers and the public alike can meet friends for a drink or a bite to eat, pick up some groceries or check in with their doctor or dentist—all within the West Block urban square.”

NEIGHBOURH­OOD

Glenora has long been recognized as one of Edmonton’s most prestigiou­s areas, and West Block is set to become the heart of the neighbourh­ood.

“We want West Block to be a community hub, a destinatio­n people come from all over the Edmonton region to experience,” says Fereday.

The amenities within the urban square will provide residents with the convenienc­e of living in a vibrant, community-minded neighbourh­ood by offering new restaurant­s, coffee shops and retail services virtually at their doorstep.

The proposed 142 Street LRT station for the Valley Line West route will also be located at West Block on Stony Plain Road, seamlessly integrated with the square, providing immediate access for residents to travel throughout the Edmonton area.

For those looking for a peaceful walk through nature, MacKinnon Ravine Park is mere blocks away from West Block, offering paved recreation­al trails adjacent to the North Saskatchew­an River.

“West Block has the benefit of being five minutes away from downtown. So everything is accessible, but you can retreat to the serenity of Glenora whenever you want,” says Fereday.

DESIGN AND ARCHITECTU­RE

Utilizing over 20 years of design expertise from Beaverbroo­k Communitie­s (InHouse’s parent company), which has been creating a legacy of communitie­s and projects all over the region, West Block’s master plan features different building forms, with a mixture of housing opportunit­ies and commercial spaces.

“This allows for a diversifie­d population to live and work in the neighbourh­ood,” says Fereday.

100 West Block is a 16-storey 60-unit mixed-use condominiu­m tower. The first two floors of the building will be a mixture of retail, restaurant­s and profession­al offices, while the residentia­l tower portion offers floor-toceiling glass windows with unobstruct­ed views of the Glenora tree canopy and the river valley.

According to Fereday, 100 West Block boasts some of the highest-grade finishes ever seen in any Edmonton condo project. It will also feature a gated rooftop dog run, ground floor dog-wash station and an extensive weight training and cardio centre with stunning views of the city.

“The three-storey office building [300 West Block] features an exposed mass timber structure and exposed ductwork, creating a unique and unmatched office and retail setting,” describes Fereday. “And north of this will be family-oriented townhouses.”

Just east of the commercial building will be a future 25-storey residentia­l tower on the corner of 140 Street and Stony Plain Road. Also planned towards the northern portion of the site is a 10- to 12-storey building InHouse hopes will be geared towards lifestyle-oriented, older adults.

To get a real appreciati­on of the West Block master plan, it’s best to visit the Presentati­on Centre on 143 Street and Stony Plain Road, where a scale model of the full developmen­t is available for viewing.

HIGH RISE CONDO UNITS

Ranging from 1060 sq. ft. to 1902 sq. ft., and with private outdoor terraces averaging an additional 200 sq. ft., all residences will have space comparable to a single-family home but with the convenienc­e, ease and safety of high-rise living. InHouse’s concept is to provide the comforts of being able to entertain and enjoy.

Features include: stainlesss­teel Bosch appliances; quartz countertop­s; wide-plank hardwood flooring; porcelain-tiled bathrooms with soaker tubs; substantia­l storage space and walk-in closets; and an electric fireplace with feature wall in each residence. Penthouses measuring from 2024 sq. ft. to 3268 sq. ft. will also be available.

Sixty-five percent of the project has already been sold, with the remaining units ranging in price from $550’s to just under $2.9-million penthouse.
