Stylish condos at West Block Glenora offer ‘maintenanc­e-free’ living

At West Block Glenora, the time is yours to begin living the life of your dreams. With chores like mowing, raking, weeding, pruning, winterizin­g and shovelling a thing of the past, you’ll finally be able to live in luxury with enough free time on hand to revisit your favourite hobbies or explore new passions – whether that be at home or while escaping winter on the road with family and friends. West Block is the newest developmen­t set to grace Edmonton’s historic Glenora neighbourh­ood. Situated in the western portion of the area along 142 Street and Stony Plain Road, West Block will be three residentia­l high-rise condominiu­m towers, as well as stacked townhouses and a three-storey commercial building that will provide additional retail and office space directly onsite. And with a planned LRT stop also located right outside West Block’s urban square, Edmonton Mayor Don Iveson has praised West Block for being “the first vertical, mixed-use, big-city transitori­ented developmen­t [to come] together,” boasting premier accessibil­ity to all nearby amenities so residents can spend less time commuting and more time living.

LIFESTYLE

At West Block, residents are free to live the life they’ve always intended but never had the time for, all thanks to the peace of mind that comes with convenient, maintenanc­e-free living. This includes the ability to live a “lock-and-leave” lifestyle, wintering in warmer climates or even just escaping for a quick vacation without having to worry about the home that’s left behind. “In terms of on-site security, we offer keyless fob entry for residents, and we ensure that they can only access the floor they’re living on,” describes Salima Kheraj at InHouse by Beaverbook, developers and builders of the West Block project. “The elevator is also regulated for guests, so they can only access the floor of the resident they’re visiting.” Also available on site is a concierge in the lobby that provides added security for residents, whether they’re home or away. “The concierge is also there for peace of mind,” Kheraj says of the service that will be funded by InHouse for the first year and will be available as an additional option for residents thereafter. “They can help you to receive deliveries or safely get your parcels upstairs, and they can also ensure your Uber or taxi is waiting for you on your way out.” And for residents driving their own vehicles, a carwash and secure undergroun­d parkade are also available on site, adding to the safety of the high-rise condominiu­m towers.

AMENITIES

Utilizing over 20 years of design expertise from Beaverbroo­k Communitie­s (InHouse’s parent company), which has been creating a legacy of communitie­s and projects all over the region, West Block’s master plan features different building forms, with a mixture of housing opportunit­ies and commercial spaces. At 100 West Block, the project’s first of three residentia­l towers, the first two floors will be a combinatio­n of retail, restaurant­s and profession­al offices, while the residentia­l tower portion will offer floor-to-ceiling glass windows with unobstruct­ed views of the Glenora tree canopy and the river valley. “We’ve also created some amenities, like The Club, that offer a great experience,” describes Kheraj. “There’s an indoor portion that has a fitness room and a nearby flex room that can act like a boardroom, ballroom or party room.” Adjacent to this is a catering kitchen, which allows residents to book the facility and host a larger party – all while catering staff prepare and serve meals directly in the full kitchen. “If you wanted to have a reception, you could also go to the other side of the indoor part of the lounge where there’s a big TV, a bit of a wet bar, a poker table and pool table, and also some really nice high tables and soft seating,” Kheraj says. The outdoor portion of The Club features a covered area with an outdoor TV and other amenities. “We have some cabana beds where you can lie out in the sun on the south-facing terrace,” says Kheraj. “And there’s also a fire table area so, at night, if you wanted to sit out there with people, you could stay warm well into the fall.” On the edge of this outdoor area is the gated, outdoor dog run, a unique feature allowing residents to remain on the premises when walking their dogs. “You can take your dog outside on a leash or let them run loose in there,” describes Kheraj. “This is a nice feature so people don’t have to leave the building and can be in a secure area at night while walking their dog.” For people who do want to explore the neighbourh­ood with their dogs – maybe in the river valley trails in nearby MacKinnon Ravine – a ground-floor dog-washing station will be available so residents can wash their pets upon returning and not have to worry about them tracking dirt, mud or snow throughout their home. To get a real appreciati­on of the West Block master plan, it’s best to visit their award-winning Presentati­on Centre on 143 Street and Stony Plain Road, where a scale model of the full developmen­t is available for viewing.

HIGH RISE CONDO UNITS

Ranging from 1,060 sq. ft. to 1,902 sq. ft., and with private outdoor terraces averaging an additional 200 sq. ft., all residences will have space comparable to a singlefami­ly home but with the convenienc­e, ease and safety of high-rise living. Features include: stainless-steel Bosch appliances, quartz countertop­s, wideplank hardwood flooring, porcelain-tiled bathrooms with soaker tubs, substantia­l storage space and walk-in closets, and an electric fireplace with feature wall in each residence. Penthouses measuring between 2,024 sq. ft. and 3,268 sq. ft. will also be available. Seventy-two per cent of the project has already been sold, with the remaining units ranging in price from the $550,000s to a penthouse that’s just under $2.9 million.
