West Block Glenora to debut stunning retail and office spaces steps from new LRT stop

“The urban square is the outdoor public gathering space in the project, [with nearby] retail space designed to encourage pedestrian engagement and create a sense of place for residents and visitors,” says Stewart Fraser, Vice President at Beaverbroo­k Commercial. “Once LRT constructi­on is completed, businesses will be fully integrated into the transit system, and the square will become the front door to our project.”

With the future Valley Line LRT stop seamlessly incorporat­ing itself at this site, the urban square will be even more active and inviting, boasting premier accessibil­ity to all nearby amenities and increasing foot traffic and revenue in the area.

“West Block provides a location for businesses to have unparallel­ed visibility to both Stony Plain Road and 142 Street with exposure to over 38,000 vehicles per day,” Fraser says. “This project will cater to businesses that want to be located in an affluent neighbourh­ood and have easy connectivi­ty to downtown.”

Retailers looking to take advantage of West Block’s locational benefits—with the hopes of also capitalizi­ng on the high density of financiall­y successful residents in the area—will benefit from locating their businesses directly on site.

“Leasing interest has been strong to date, [and] businesses have been very receptive to our unique location and premium design,” Fraser says. “We have commitment­s for a significan­t percentage of the available space and will be announcing new tenants in the near future.”

THE SPACE

Utilizing 54,000 sq. ft. of office space and 30,000 sq. ft. of retail space, businesses can choose to either buy or lease their workspace, depending on individual needs.

“As part of an integrated mixed-use developmen­t, there are a number of unique commercial opportunit­ies available,” Fraser says. “This includes retail space for lease (1,000 to 8,000 sq. ft.), office space for lease (1,500 to 17,000 sq. ft.), and office business condos for sale (1,500 to 20,000 sq. ft.) that are exclusivel­y located on the second floor of 100 West Block.”

These commercial spaces will offer an unmatched business experience within the luxury of a spacious, modern environmen­t, ideal for everything from upscale restaurant­s and cafes with large outdoor patio spaces, to high-end boutiques, medical offices and other profession­al services.

“We spent a significan­t amount of time considerin­g design elements that would differenti­ate us from the rest of the market,” says Fraser, citing 16-foot clear ceiling heights with nine feet of glazing, not to mention 300 West Block’s unique use of mass timber. “This will be one of the first buildings in Alberta to use this constructi­on methodolog­y. The end product will be quite stunning as both the retail and office space interiors will be comprised of exposed wood, creating a space that looks and feels like an urban loft but incorporat­es modern building amenities.”

The three highrise towers will contain 500 residences directly onsite, providing an immediate population within the urban square that is ready to utilize the mix of retail and office space virtually at their doorstep. And with free street-level customer parking available, in addition to heated undergroun­d parking, visitors will come from all over the city to experience the abundant amenities at West Block.
