The compromise-free condo overlookin­g the river valley

The West Block in Glenora gives residents all the benefits of luxury condo life with none of the drawbacks.

“Some people think they need to give things up to move into a condo,” says Maurizio Naccarato, Vice President of Sales for InHouse by Beaverbroo­k, the developer behind the innovative project. “But West Block has all the things you thought you might miss.”

The market seems to endorse this view. With constructi­on slated to finish in spring 2019, West Block’s residentia­l units are already almost 80 per cent sold.

Some of the remaining condos still available include a few units with the “Upper West Side” floorplan.

Here’s a look at the features and amenities that have attracted such attention.

THE UPPER WEST SIDE FLOOR PLAN

At almost 1,650 square feet, Upper West Side units are larger than some detached homes. The artful design of this floor plan feels intimate and warm near the entrance, with close connection­s to the rest of the condo. An open-concept space blends the dining and living room with a gourmet kitchen — not to mention a spectacula­r view, thanks to its floor-to-ceiling windows.

“You haven’t really experience­d an Alberta sunset until you’ve seen one as it plays across the city below you,” says Naccarato.

The Upper West Side units run from the third to the twelfth floors of the West Block, providing impressive views the cityscape to the south and west. Like all West Block floor plans, these layouts include a generous terrace for lounging outside in comfort in warm weather, and triple pane glass to help keep the heat in during colder months.

Every West Block floor plan comes with quartz kitchen countertop­s, highqualit­y Kohler fixtures, and Bosch appliances. Owners can pick from six different palettes of finishes developed by Jennifer Jordan Interior Design, blending beautiful natural woods with tasteful use of luxury materials like marble and other high-end tile.

Every West Block condo is acoustical­ly isolated from the sounds of traffic and other residences thanks to the building’s substantia­l concrete structure and enhanced design adding an extra twelve inches of space between the ceiling of one level and the floor of the next.

According to Naccarato, each condo is also internally pressurize­d, so aromas won’t transfer between them.

“If I’m cooking garlic and you’re cooking curry, they are not going to go back and forth,” he says.

ALL THE AMENITIES YOU COULD NEED

West Block provides its residents with every amenity a person would enjoy owning a detached home including a restricted-access dog run on the third floor and a dog-washing station in the lobby. The undergroun­d parkade features a car wash as well as a dedicated bike storage facility. There’s even a twobedroom “hotel room” that owners can book for their overnight guests.

The building also has extensive facilities to help owners who’d like to host larger gatherings.

“The lounge space will accommodat­e 40 people easily. It’s got a big-screen TV, large linear fireplace and comfortabl­e seating area for entertaini­ng,” says Naccarato. The space is located on the third floor, next to a full catering kitchen as well as an additional “flex room” that can be used for everything from larger dinner parties to yoga.

These communal amenities have been an attractive bonus for many of those who have already purchased, according to West Block Sales Associate Sarah Koeckhoven. “People love the many options it provides to spend time with friends and family.”

THE ALLURE OF GLENORA

The West Block’s location in Glenora is also a big part of its appeal, according to Koeckhoven. “You’re in a beautiful, iconic community, close to downtown, but sheltered from the crowds.”

Located at 142 Street and Stony Plain Road, the West Block Glenora is a stone’s throw from the city’s centre. It’s also a short jaunt to the shopping and dining of 124 Street and perched on the shoulder of the enormous and beautiful river valley trail network. For those who prefer alternativ­es to driving, the Valley Line LRT expansion is also slated to connect residents to all parts of the city.
