‘You can just feel how special this community is’: Arbours of Keswick unveils new estate designs

Rohit Land Developmen­t, the mastermind behind southwest Edmonton’s awardwinni­ng Arbours of Keswick community, has just launched a new phase of estate lots – and they’re not where you might expect.

The premium lots are right inside the impressive stone entrance. As an ever-inventive developer, Rohit has reversed the traditiona­l community layout by placing the estates area at the front of the neighbourh­ood for maximum impact and instant accessibil­ity to major roadways and new schools breaking ground this fall.

“Often, larger lots are at the back of the community – we’ve completely changed this around,” says Marty Pawlina, Rohit marketing manager.

“With the wider boulevard and sidewalks and Keswick’s establishe­d green spaces, you can just feel how special this community is. It feels great just walking around.”

The phase two lots accommodat­e architectu­rally significan­t homes with room for triple car garages. Homes begin in the mid-$600,000s, an unexpected price for an offering of this calibre, where estate properties can often drift up to $800,000-plus.

The show homes by trendsetti­ng builders Dolce Vita Homes and Kimberley Homes are now open, showcasing the possibilit­ies available in Phase 2.

Dolce Vita’s “Casoria” is a two-storey Urban Farmhouse home recently added to the roster of designs approved for Keswick. At 2,549 square feet, this three-bedroom, 2.5-bathroom home has three distinctiv­e open-to-below features and a staggering number of windows.

Jennifer Dechaine, general manager of sales and operations, says the windows are nearly floor-to-ceiling, and the cathedral vaults upstairs allow for dramatic window placements in each bedroom.

“With the open-to-belows and massive windows, it’s like a beautiful portrait when you walk into the home.”

Other sweet touches include pull-up kitchen cabinets, a butler’s pantry and den/office space close by – so important in the age of working from home, Dechaine says.

The master ensuite has a walk-in shower, a free-standing tub and back-to-back vanities. “They’re opposite each other with a mirror in between. Each has their own space,” she explains.

The Casoria is located at 6805 Knox Loop S.W.

Kimberley’s “Emerald” is a classic Craftsman home. For Phase 2, the builder has created a 2.0 version of this traditiona­l two-storey, three-bedroom, 2.5-bathroom model based on customer feedback.

The original has a triple-car garage while the upgraded version has an oversized double.

It has the handy dog wash area off the kitchen and the walk-through closet/laundry room off the master ensuite, popular in the original, but offers a larger foyer and secondfloo­r bonus room.

New home expert Amie Brown says the design of the main bathroom upstairs is the Emerald’s smartest feature.

“There’s a separate tub room with a window and cabinetry, a separate room for the toilet and the vanity. If you have more than one kid, this is the way to go,” she explains.

The new and improved Emerald in Phase 2 can be seen by request, with the original still open in Phase 1 at 6607 Knox Place S.W.
