Greene Ave. condos the developers’ pride and joy

Real-estate broker says she’s never seen a building like this — that developers really designed it ‘around its residents’

Located in the heart of Westmount, the new developmen­t called 1250 Avenue Greene is going above and beyond current trends in condominiu­m buildings. The project is quickly becoming known for its neoclassic­al architectu­re, luxurious style and use of high-end materials.

“In all of my years as a realestate broker I’ve never seen a building like this,” said Jill Prévost, the Groupe Sutton Centre-Ouest broker associated with 1250 Avenue Greene. “The developers have really designed the building around its residents; they’ve spared no expense to create a luxurious, livable environmen­t.”

Despite the popularity of minimalist­ic design and several floors of small units in condo developmen­ts, the Greene Ave. building is only going to have 19 units in total.

“This project really isn’t about maximizing the number of condos,” Prévost said. “It’s the developers’ pride and joy.”

The 19 units will be spread over five of the building’s six floors. The condos range in size from 2,000 to 5,400 square feet, but most are between 2,500 and 3,500 square feet. The units are priced from $1.2 million to $4.8 million before taxes.

“These are large units and only two out of the 19 have the same layout,” Prévost said. “The developers made a point of not creating cookie-cutter condos.”

The materials used in the condos are of the highest quality and, whenever possible, were obtained from local sources. The units feature eight-foot-high doors and countertop­s made of slabs of granite, quartz or corian. The bathrooms have heated stone floors with wood running throughout the rest of the units. Residents have the choice between real hardwood or highqualit­y engineered wood, which is offered as an option because its wider plank is more in line with today’s trends in flooring.

“Buyers are being given a lot of options so that they can really make the condos their own,” Prévost said. “Owners literally have dozens of choices, but to date most have stuck with a traditiona­l style consistent with the feel of the whole building.”

The units are also equipped with smart-home technology, which allows owners to have convenient control and options for automation over many elements in the condos, such as heating and lighting.

The building has been designed to go beyond today’s standards. For instance, the majority of units have two terraces.

“Outdoor space in condo buildings can be hard to find in Westmount, so it was important to include it in this project,” Prévost said. “The two penthouse units on the top floor actually each have rights to half of the rooftop as a terrace.”

In addition to providing access to the outdoors, the windows in the building’s hallways are designed to incorporat­e natural light throughout.

The developmen­t also features a gym, sauna, steam bath and indoor parking. The second floor of the project contains an exterior courtyard, providing landscaped green space with a sitting area and a water feature for residents looking to spend time relaxing or entertaini­ng.

Particular attention was paid to the stone envelope of the building as well.

“The developers carefully hand-selected slabs of Indiana buff limestone, sourced on site in Indiana, to line the outside walls of the 1250 Avenue Greene building.

“It’s the same stone that’s on the Empire State Building and Harvard Law School Library Building,” Prévost said. “It’s really special stone and it’s remarkably beautiful.”

The developmen­t’s location is ideal; it’s mere minutes from the downtown core but hidden away from the fast pace and noise of city living. The building is within walking distance of Westmount Park and Westmount Library, boutiques, restaurant­s and public transit. In addition, the first level of the six-floor building will contain the much-loved Cinq Saisons grocery store, which will be spread over 10,000 square feet and is scheduled to reopen on May 15. A new Banque Nationale outlet, also located on the first level, is already open for business.

Sales of condos in the 1250 Avenue Greene developmen­t have been going very well: only five units remain. Owners are to take occupancy in May.

“They did such a wonderful job with this project,” Prévost said. “I’ve never seen a developmen­t quite like this. I’m sure it’s going to stand the test of time.”
