StanBrooke Apartments being built in downtown Montreal
While the downtown core of Montreal contains a number of highend condo developments, luxury buildings that offer rental units are much harder to find. That’s why the developers behind the StanBrooke project opted to make their new 19-storey tower an exclusive rental property.
Located on Stanley St. near the corner of Sherbrooke St. W., the high-end development is a project from Brivia Group and Gansu Tianqing Real Estate Group, who are also partners in the YUL Condominiums project.
StanBrooke will contain 176 apartments in all, including bachelor, one-bedroom and two-bedroom units. Construction began on Jan. 16, and the building is scheduled for completion in July 2018.
“Several market studies have confirmed demand for this type of residential project in downtown Montreal and StanBrooke will bring fresh energy to its surroundings,” said Kheng Ly, president of Groupe Brivia. “Its unique architectural concept was designed by Montreal-based firm Marco Manini Architecte and developed by U.S.-headquartered international design consultants Humphreys & Partners Architects.”
The apartments will feature an impressive array of inclusions, such as five home appliances, nearly-10-foot ceilings, central air conditioning, and separate bath and showers. In addition,
monthly rental rates will include telecom services, Wi-Fi, and electricity. The building will also offer renters the choice of 20 fully furnished units, catering to those in the market for truly turnkey accommodations.
In addition to these perks, the building itself will offer tenants a range of coveted amenities that are usually reserved for luxury condo developments and hotels. These include a fitness studio, a panoramic rooftop terrace, a multiuse lounge area in which to eat and relax, storage lockers, and indoor parking for automobiles and bikes.
“The lobby will also provide common spaces to work and socialize,” Ly said. “We want to create a sense of community.”
While the project is exclusively targeting renters, the developers are hoping it will appeal to a wide range of customers, including “young professionals who work
downtown, students attending nearby universities, and corporate executives looking for that aristocratic pied-à-terre in the downtown Montreal core,” Ly said.
Aside from being a high-end rental property, another factor that will set StanBrooke apart is its location. Situated directly in the heart of downtown Montreal, it leaves little to be desired when it comes to restaurants, entertainment, and convenience.
“It’s a vibrant neighbourhood that includes all essential services, such as access to a métro station, cafés, fast-food and fine-dining restaurants, movie theatres, gyms and a pharmacy,” Ly said.
Moreover, its location is actually in a historic part of the city’s core: Golden Square Mile. Renowned for its heritage value, opulence, and unique architecture, Golden Square Mile was a centre of wealth and prosperity in the 1800s and early 1900s, home to successful entrepreneurs and business operators.
It was one of the landmark districts in Montreal for decades, and to this day people take pride in having a business or residential address in the area. It’s no wonder the location of StanBrooke will be a key selling point in attracting renters.
