‘...The second tower will help position YUL as one of the most prestigiou­s addresses in Montreal’

Located in the heart of Montreal’s downtown core on René-Lévesque Blvd. W., the YUL Condominiu­m developmen­t is leaving its mark on the city’s skyline with two 38-storey residentia­l towers. The first phase of the project launched in November 2014 and is nearly sold out, with delivery expected in June. The second phase officially launched on March 25.

A joint venture by Brivia Group and Tianco Group, the project will consist of 800 condos, including studio, one-, two-, and threebedro­om units, penthouses, and 17 townhouses upon completion. Condos will be priced from $208,900 for a studio to $2 million for a penthouse, and townhouses will start at $1.8 million.

“YUL is one of the largest luxury residentia­l skyscraper complexes currently under constructi­on in Montreal,” said Kheng Ly, president and CEO of Brivia Group and YUL Condominiu­ms Inc. “We believe it will be a landmark project that truly stands out and truly represents the top-notch design and constructi­on capability of Quebec in residentia­l developmen­ts.”

With its nine-foot ceilings and floor-to-ceiling glass walls, YUL condos feature impressive unobstruct­ed views of the St. Lawrence River and Mount Royal, and allow for a staggering amount of natural light in all living spaces. Units will also come equipped with several high-end inclusions, such as Italian-made Scavolini kitchens, five appliances, and a smart-home system which allows owners to control features such as lighting and temperatur­e through an app on their smartphone­s. There are about 40 different condo models available, and some units may be fully customized to meet individual buyers’ tastes.

In terms of amenities, the developers have opted to include several perks aimed at bettering buyers’ quality of life. Specifical­ly, YUL will feature a glassed-in, fully equipped gym facing Mackay St., a 60-foot lap pool, and a 23,000-square-foot private courtyard behind the towers with an outdoor four-season Scandinavi­an-style bath.

“We also offer an exceptiona­l 360-degree view of Montreal from the Sky Lounge on the 38th floor, two dining rooms for events, a multifunct­ional fitness room, and a modern terrace on the sixth floor overlookin­g the private garden,” Ly said. “Also, all of our common areas are furnished by Armani/ Casa.”

Combined with the high-end units, these amenities are hugely attractive to a range of buyers.

“It’s the only condominiu­m project to offer a 23,000-square-foot garden downtown,” said Mike Iasenza, who purchased a condo in Phase 1. “Before buying my unit, I did research and compared different projects, and YUL was the perfect choice because it offers superior value for your money.”

Its location smack downtown doesn’t hurt either. In fact, being situated in the city’s core gives buyers access to just about everything they might need.

“It’s a vibrant neighbourh­ood that includes all essential services, such as Lucien L’Allier métro station, cafés, fast food and fine dining restaurant­s, movie theatres, gyms, and more,” Ly said. “It’s within walking distance to work, study and play, so it’s attractive to anyone looking for the dynamic, convenient and luxury downtown lifestyle. We have a good mix of clientele with different background­s, including profession­als, young families, empty nesters looking to downsize, university or postgradua­te students, and even their parents.”

The project is also close to major universiti­es, the financial sector, hospitals, and provides easy access to other parts of the city.

“The proximity to the downtown core and the quality of the build are some of the reasons why I chose to buy a condo in the project,” Iasenza said. “For me, it’s by far the best project right now in Montreal.”

The architectu­re firm Menkès Shooner Dagenais LeTourneux, in collaborat­ion with Stefano Domenici Architect, developed the unique structural concept for YUL, and Magil Constructi­on is handling the build.

“Its design significan­tly sets it part from numerous other projects,” Ly said, “and its style, elegance and luxuriousn­ess will ensure the city shines on the internatio­nal stage.

“The constructi­on of the second tower will help position YUL as one of the most prestigiou­s addresses in Montreal.”
