Constructi­on on Phase 1 of the two-phase project is scheduled to begin in the spring

A whole lot of research went into this, said Silviu Ion, vice-president of sales and marketing for McGill Immobilier, in discussing Luxeo Île- Perrot.

“We spent a lot of time researchin­g and verifying all waterfront buildings around and outside Montreal island,” said Ion, the project’s sales director. “North shore, south shore, east and west, we looked at everything and we realizedth­at many of them are pricey and very luxurious and more than people needed, and more than people could spend .”

Ion said it’s a challenge for average consumers — empty nesters in particular — to sell their home and have to spend more than its sale price to purchase a waterfront property. “It’s hard for most people. For (empty nesters), that is their bread and butter for retirement — the money they put aside.”

But the developer was answering a need: “condominiu­ms with all the amenities and proximity to the water. It’s not just empty nesters coming, but anyone who wants water views or is finding it hard to acquire property on the water.

“So we see this project as a contempora­ry answer to their financial needs — to pinpoint those customers, those buyers,” Ion said. “Our project allows someone to sell their local home for, say, $600,000 and buy a condominiu­m for $350,000 with enough money to live on. So why not? There’s no better life than that right? When they saw our layout, our location, they understood why we are doing it. They’re signing right away.”

About 70 per cent of Phase 1, to begin rising over the bay across from Ste-Anne-de-Bellevue in spring with delivery set for the spring/summer of 2019, is sold.

“We’re on the cliff just above the water, so there’s nothing to dig,” Ion said. “We just have to start building and it’s going to go up fast.” (Phase 2 will launch next year, with delivery expected in 2020.)

The people behind the project at 695 Perrot Blvd., overlookin­g Lac St- Louis, are part of what has helped encourage homeowners to buy in. Vaudreuil-based Groupe Sylvain Farand is a well-known builder in Île-Perrot.

“He’s been 30 years in the local market, so there’s great name recognitio­n and credibilit­y,” Ion said. “It’s another reason to buy here, because that company is iconic in this neighbourh­ood.”

Also partnering in the project is Montreal developer Corsim. “It’s the perfect formula: a great piece of land at a great price, and a great constructi­on team means we can get aggressive on price.”

First-time buyers are flocking to what I on calls “optimized” one bedroom units starting at $162,000 (plus tax) — “optimized because the layout and design maximize space and deliver great value.”

Overall, 185 units in two phases range in size from 506-square- foot apartments with a very urban feel, kitchen island, and open concept with windows on both sides and a balcony overlookin­g the water or the woods, up to a 1,227-squarefoot three-bedroom unit with 2½ bathrooms, starting at $350,000 (plus tax).

All units feature abundant windows, kitchen appliances, engineered wood floors, quartz counters and quality ceramics in kitchen sand bathrooms, and nine foot ceilings. It’s a concrete building with central air-conditioni­ng and hot-water system.

Luxeo Île-Perrot’s two buildings in two phases will be linked by a select group of townhouses that will be part of the pedestal for the common services on two floors, selling for $320,000 to $342,000.

Because there’s no digging for parking lots, the garage will be set in front of the building closer to the street, behind the base, to take full advantage of water views. Townhouse owners will be able to walk straight from their parking lot into their homes via a simple corridor. Parking spaces fetch $20,000 for indoor spaces; an outdoor option sells for $7,000 apiece.

Owing to how it is situated on the property, Luxeo’s full eight storeys are visible from the water side, but the front of the building where you approach from the road shows just six floors.

“It looks much bigger from the water than when approachin­g your home,” Silviu Ion said, adding that the project is being built “to maximize water views and so it doesn’t feel like a crowded, imposing structure. In fact, the road (to) the building approaches at eye level on the third floor.”

Common spaces include a fully equipped modern gym, all-season waterside patio, lounge, gazebo and a 40x18-foot infinity pool in the middle of the complex.

The pool is positioned “lengthwise against the water so that when you lean on the side of the pool, you feel like you’ re in the lake. When you’re sitting in the cabana by the pool and sun, you feel like you’re in a big body of water. It’s gorgeous.”
