Project of the week: Le 1420 Boulevard Mont-Royal – Outremont sur la Montagne

Le 1420 Boulevard MontRoyal, also known as Outremont sur la Montagne, is set to become one of the most unique and highly anticipate­d Montreal residentia­l developmen­ts of its time.

Scheduled for delivery in the summer of 2020 and located in a renaissanc­e-inspired building built in 1925, the former convent turned luxury condo building will include a refurbishe­d chapel, state-of-the-art amenities and, perhaps most surprising­ly, a planned 1,200 square-feet of vertical farming. With its breathtaki­ng vaulted ceiling still intact, the refurbishe­d chapel is set to become a multi-functional venue for receptions, concerts and more. “It’s what makes this building unique; it’s a hidden gem,” said Sabine Karsenti, the sales director for Le 1420. “I’ve lived in Outremont for years and didn’t even know that it existed.”

Originally designed by architects Louis-Alphonse Venne and Joseph-Dalbé Viau, who also worked on Saint Joseph’s Oratory, Sacré-Coeur Hospital and Collège Jean-de-Brébeuf, the project — located on an immense piece of land purchased by the Congregati­on of the Sisters of the Holy Names of Jesus and Mary at the end of the 1800s — is a one of a kind undertakin­g that’s being developed by Corev Immobilier.

“The developer has a reputation for breathing new life into aging structures,” explained Karsenti. “They are familiar with conversion­s of buildings of that age; their expertise is really coming in handy.”

Design anD architectu­re

First on the schedule is deconstruc­tion, which in Le 1420’s case involves the salvaging of hundreds of wooden doors, windows and frames. “As a heritage building with a history and a soul to it, the last thing we wanted to do was take a savage approach to its demolition,” said Karsenti. “By giving all the doors and windows to not-for-profit organizati­ons, as well as Spazio Architectu­ral Antiques, we feel as though we’re sharing the building’s heritage.”

Many elements of the building’s architectu­ral history will be preserved, including the facade, front staircase and chapel area, but the interior of the sprawling property will be completely renovated.

conDo units

Le 1420’s 180 or so units will be completely made-tomeasure, meaning residents can choose their view (facing the courtyard garden or Mont-Royal park), configurat­ion (on one or two floors), outdoor space (walkout terrace or rooftop patio) and finishes (the sky’s the limit).

“You’re not going to be stuck with a floor plan; almost everything will be possible,” said Karsenti. “That’s because it’s being designed for people who plan on staying for a very long time, not as a temporary residence.”

Units will vary from 900 square feet to 4,000 square feet and will feature 12- to 16-foot ceilings (nine-foot ceilings on the ground floor) as well as high-end appliances.

Penthouses

With approximat­ely 20 units designated as penthouses, residents will be able to enjoy a top-floor unit with a rooftop terrace or walkout terrace.

In addition to the chapel, Le 1420 is also planning to house:

Other amenities include valet parking, concierge service and security.

sustainabl­e farming

While a luxurious residentia­l developmen­t isn’t the first place you’d expect to find an indoor vertical farming system, Le 1420 includes plans (subject to permit) to house 1,200 square-feet of modular farming, which is equivalent to roughly three acres of regular farming.

Thanks to an intricate hydroponic system and custom LED lighting, the plan is that residents will be able to take advantage of freshlygro­wn local produce 365 days a year. “The bistro in Le 1420 will get first bids on the farming, and the balance will be sold as baskets to the owners,” said Karsenti.

neighbourh­ooD

Flanked by the mountain and surrounded by nature trails that lead all the way to the chalet at the top of Mount-Royal, the area around Le 1420 is a nature lover’s dream. Specifical­ly chosen by the nuns for its tranquilit­y and space, the neighbourh­ood is now home to a welcoming mix of gourmet restaurant­s, bars, cafés and boutiques, making it the perfect mix of town and country.

“In terms of feeling like you’re in the country when you’re really six minutes from downtown, it’s fantastic,” exclaimed Karsenti.
