YUL Phase 2 offers spacious new unit designs and luxurious two-storey Skyway Condos

Phase 1 of the YUL luxury condo project set the bar high as one of last year’s most luxurious projects in the downtown core. And the next phase is poised to match and even exceed expectatio­ns, said Kheng Ly, president and CEO of Brivia Group, which heads the project with Tianco Group.

“YUL Phase 2 will have the same world-class design and constructi­on,” he said. “And the range of units available, we feel, will elevate the experience for owners.”

The current 38-storey tower on René-Lévesque Blvd. W., now occupied, stands out in a sea of flat-surfaced buildings of glass and steel. It gleams with an edgy shifted-block façade, the creation of architects Menkès Shooner Dagenais LeTourneux, the firm behind such landmark projects as the Grande Bibliothèq­ue and CHUM Research Centre.

Constructi­on is underway on the sister tower, and YUL Phase 2 is already a bestsellin­g condo project in the downtown area. When completed, the entire project will consist of more than 800 condos ranging from studios to three-bedroom units plus two-storey Skyway Condos and 17 townhouses. Prices range from $248,900 for a studio to $2.6 million for a penthouse and $1.8 million and up for a townhouse.

The designers have made every effort to make the units’ interiors as striking as the façade. Owners will enjoy nine-foot ceilings and floor-to-ceiling glass walls that afford unobstruct­ed views of the St. Lawrence River on one side, Mount Royal on the other. Interior finish options were carefully curated among the offering of high-end suppliers. They include built-in European appliances and cabinetry, and wall-mounted bathroom vanities, luxurious showers with multi-function showerhead­s in the bathrooms.

YUL Phase 2 also will stand out for the range of amenities it offers residents. They include a 1,000-squarefoot wellness centre separate from the project’s gym, a garden-level space for private parties or events, and private wine cellars on one of the five lower levels. They also will have access to the adjoining tower’s amenities including all-season pool, spa, gym and Sky Lounge.

Phase 2 also features units that are outside the box and highly unique. Potential residents can choose to live in one of the two-storey Skyway Condos, a series of units that will be built along an innovative architectu­ral feature: a three-storey skyway that will join the buildings from the third to fifth floors.

“The Skyway Condos are ideally placed to not only enjoy south-facing views but they also overlook the project’s unique courtyard garden — which, at 23,000 square feet, is the largest of any downtown condo project,” Ly said.

Units on the skyway include studios of up to 446 square feet. Four one-bedroom condos with a unique split-level layout are also available, each providing living space of between 513 and 759 square feet.

These units will have slightly more square footage available to them, with layouts that maximize every inch of available space for the people who live there.

YUL offers spacious twoand three-bedroom units with between 1,484 and 1,600 square feet of living space. Layouts include two bathrooms, spacious walk-in closets and balconies.

By the time owners start moving in, Phase 2 will also include two commercial spaces on the ground floor. The developers are now fielding proposals from businesses to fill those spaces, screening carefully. Only candidates that can provide useful services for residents will be considered.

“We’ve done everything possible to provide a variety of units in different sizes and with attractive floor plans,” Ly said. “That, along with the impressive array of amenities, will mean Yul Phase 2 sets a new standard in luxury living at one of Montreal’s most prestigiou­s addresses.”
