Project of the Week - Charlotte Condominiu­ms

When it comes to condo developmen­ts, few locations are as coveted in Montreal as a spot in the midst of greenery and water. But in a densely populated downtown core, locations with this rare combinatio­n are difficult to come by. That’s why, when Huit Developmen­t had the opportunit­y to build on the last available lot on the Lachine Canal, in the footprint of the old flagship Canada Post office, they jumped on it. The location will be home to a unique project: Charlotte Condominiu­ms.

NEIGHBOURH­OOD

The Bassin du Havres area along the Lachine Canal in Griffintow­n is sought after for many reasons, but mostly for the unique setting it offers. The lot that will contain the Charlotte building is directly on the water, and provides unobstruct­ed views on all sides. The building will have 50 to 60 metres of unobstruct­ed space on each side, meaning it will be comfortabl­y nestled between parks, green space and the canal, offering buyers a slice of paradise while being within walking distance from anything they may need, including access to the downtown core.

ARCHITECTU­RE

The design of Charlotte Condominiu­ms will truly set it apart in Montreal’s cityscape: a unique glassand-brick U-shaped building that will offer residents an intimate, bright and open setting. The portion of the building that faces Bassin Street will be brick, to ensure privacy, while the arms of the building that overlook the surroundin­g green space and face the canal will be mostly floor-to-ceiling glass windows to make the most of the view.

“It’s going to be a truly unique and beautiful structure,” said Debby Doktorczyk, owner of McGill Immobilier Inc., the firm in charge of sales and marketing for the project. “It will be completely different from anything on the Montreal market today and I anticipate a lot of demand from buyers.”

The main area in the centre of the building will be a stunning 9,000-square-foot park and garden area leading up to the Lachine Canal, fully equipped with comfortabl­e seating areas and leisurely walking paths.

Ground is expected to break on the developmen­t either later this year or early next year, with delivery expected in 2020.

UNITS

The Charlotte developmen­t will house 243 units, from a few small studios of around 300 square feet in the low $200,000 range to three-bedroom condos of roughly 1,300 square feet, as well as larger penthouses in the $1-million-plus range.

The amenities and finishing in the units will leave little to be desired. Every ground-floor condo will have a terrace, and streetfaci­ng units will even offer residents street access. All other units will have fulllength balconies, wrapping around the two arms of the building, with loggia-style balconies in store for upperlevel street facing units. The balconies will be substantia­lly sized; even the onebedroom units facing the parks will have a minimum of 100 square feet of outdoor space.

“If you can envision the type of balconies you often see in buildings on the beach in Miami, that’s the kind of grand outdoor space we’re talking about,” Doktorczyk said. “It’s going to be truly luxurious and really enable buyers to make the most of the views and outdoor space.”

Inside the condos, only the highest quality materials have been chosen, from engineered wood floors and Grohe plumbing fixtures to European finishing, quartz counters and high-end appliances.

AMENITIES

Charlotte will include all of the amenities buyers in contempora­ry projects have come to appreciate, and then some. The building will feature a rooftop terrace, pool and urban chalet, enabling residents to mingle with their neighbours, relax and enjoy the incredible views from the top of the structure. The building’s lobby will include a lounge, full-time concierge service and 24/7 on-site security.

The incredible 9,000-square-foot courtyard gardens will offer residents a slice of tranquilli­ty in the middle of the project, and the park space will include a mini-golf feature for all residents to enjoy.

SALES OFFICE

The Charlotte sales office will boast state-of-the-art technology, offering potential buyers completely innovative virtual visits — a first in North America’s housing market.
