Constructi­on begins on townhouse community

Project in Vaudreuil-Dorion specifical­ly designed to bring neighbours together

Amenity rooms, pools and other community spaces have long been a part of many condominiu­m developmen­ts, yet they are less common in townhouse projects.

But a new project now under constructi­on in VaudreuilD­orion will boast not only a clubhouse and pool, but also a private park with a playground — features designed to bring neighbours together.

Developer Robert Cohen said with Linq, a 260-unit townhouse project between Cité-des-Jeunes Blvd. and Jean-Béliveau St., he aims to offer affordable, familyorie­nted housing that entices residents to spend time within the complex and the surroundin­g neighbourh­ood.

“A lot of developers call their projects a community, but this one really is,” he said.

Aerial diagrams of the project show a grid of townhouses with the pool and clubhouse in the centre of the developmen­t, with trees and other greenery in the front and back of each bank of townhouses.

Cohen said the central community space will provide a focal point for residents to host birthday parties, hang out by the pool or let kids run off steam in the playground. Cohen said he is also investing more than $2 million in landscapin­g throughout the project to make sure residents aren’t surrounded by what he calls “oceans of asphalt.”

“Developers want to get every inch of land into sellable units, so they tend not to spend money on this stuff,” Cohen said.

In addition to the on-site amenities exclusive to residents, the developmen­t connects to walking and bike paths on all four sides that link to shops and services along Blvd. de la Gare, schools, the Multisport­s Centre and the future location of the new Vaudreui-Dorionl city hall and aquatic centre.

“There’s easy access to a lot of services, so you don’t have to drive along way to get what you want,” Cohen said.

Vaudreuil-Dorion, which is one of the fastest-growing communitie­s in Quebec, is a magnet for families. The comparativ­ely low prices, coupled with train service for a car-free commute into town, is an especially appealing option for young couples starting out and single parents starting over.

Linq appears designed to appeal to just these kinds of buyers. Every unit in the Linq project has three bedrooms and a backyard, as well as a garage and an unfinished basement that families can use for storage or renovate to create an office or rec room. Prices range from $339,900 to 380,000, tax included.

Linq is expected to be constructe­d in three phases over four years, with an anticipate­d completion date sometime in 2022.

Phase One, with 85 units, will be completed within about 12 months, Cohen said. The first townhouse block, with six model units, is now under constructi­on and will be open this fall. More details on the project are online at lelinq.com.
