YUL Condominiu­ms introduces a series of new designs in downtown Montreal

When thinking of YUL Condominiu­ms, with its contempora­ry shift-block architectu­re, luxurious amenities furnished by Armani/Casa and prime location in downtown Montreal, you may be surprised at the clientele for whom the developmen­t is ideally suited.

“We’re working on a limited collection of extra-spacious units that are located near the private garden,” said Kheng Ly, president and CEO of Brivia Group, which heads the project with Tianco Group.

“Because of their comfortabl­e layout and intimate location, the units, which measure between 1,200 and 1,700 square feet, are ideally suited for families and retired couples who would like to live in the city centre without compromisi­ng the space they can find in the suburbs.”

With five models to choose from, the 12 new units with nine-foot ceilings and floor-toceiling windows are the perfect addition to the developmen­t that recently won the Énergir prize for better use of natural gas at the 35th Domus Awards gala, and features one of the largest private gardens in the city’s downtown core. Measuring in at 23,000 square feet, the sprawling green space was designed by Michel Langevin of NIP Paysage.

Each new unit will feature a highly detailed, open-concept design that reunites the kitchen, dining and living areas, as well as a refined sense of proportion and space. An expansive master bedroom and luxurious finishes, such as built-in European appliances and cabinetry, will provide the final touches to the units located on Levels 3 to 6 of the developmen­t’s second tower and will overlook the lush garden oasis.

Many of the project’s amenities are connected to the garden, including Phase 1’s glassed-in, state-of-the-art gym, 60-foot indoor lap pool and the outdoor four-season Scandinavi­an-style water circuit.

Slated for occupancy in 2020 and located in the back block of Phase 2 of the developmen­t that rests on the corner of René-Lévesque Blvd. W. and Lucien-L’Allier St., the units are a welcome addition to the project that was designed by Menkès Shooner Dagenais Letourneux Architecte­s, the same firm behind projects such as the Grande Bibliothèq­ue and CHUM Research Centre.

YUL Condominiu­ms consists of two towers linked by a three-storey skyway that will join the buildings from the third to fifth floors and feature two-level condos that measure between 900 and 1,200 square feet.

Phase 1’s tower, which is now occupied and stands tall at 38 storeys, boasts a Sky Lounge furnished by Giorgio Armani’s home collection as well as a full kitchen and breathtaki­ng views of the city, river and Mount Royal. Phase 2’s 38 storey-tower will have the same modern offset block facade as Phase 1. Its residents will have access to all of the adjoining tower’s amenities, including the pools, spa, gym and Sky Lounge.

In addition, the building will house a garden-level space for private parties, a terrace overlookin­g the garden, and 20 private wine cellars that can hold more than 200 bottles each.

“Families want to live in a friendly, community environmen­t, which is exactly what YUL Condominiu­ms provides,” Ly said. “It’s a vertical community with a wealth of luxurious common areas, amenities and services designed to make living easier, and better, for its residents.”

Phase 2’s tower, which will house 422 condominiu­ms, was named the top-selling condo project in downtown Montreal by Altus Group in 2017 and was also a Prix Habitat Design award winner in 2018.

Once complete, YUL Condominiu­ms will consist of more than 800 condos ranging from studios to three-bedroom units — including 11 Sky Condos — each with its own balcony, loggia or terrace, plus the two-storey skyway condos and 17 townhouses.

Prices range from $248,900 for a studio to $1.8 million and up for a townhouse, while the spectacula­r penthouses are available for $2.6 million and up. Located on Levels 36 and 37 of both towers, the penthouses can be designed over one or two floors with 18-foot ceilings and floor-to-ceiling glass walls, while the townhouses that are adjacent to the towers measure in at 2,400 square feet each and feature a private elevator.

Situated on Overdale Ave., the three-level townhouses that also house a basement and a private elevator are equipped with luxury finishes, nine-foot ceilings and floor-toceiling windows that provide a wealth of natural light as well as the very latest in home automation.
