NESTING IN A CONDO ON CRESCENT
Nest Condos marks another downtown development from Brivia Group
If you’re looking to live in the heart of Montreal, you can’t get a much more prime location than Crescent Street. One of the city’s most renowned, liveliest, and most cultured streets, Crescent is home to restaurants, pubs, cafés, boutiques, museums, art galleries and, of course, a slew of annual festivals from Grand Prix celebrations to Jazz Fest concerts. Put simply, if you’re looking for the beating heart of Montreal’s downtown core, your argument for it being located on Crescent Street would be incredibly strong.
So when the developers at Brivia Group — the builders behind popular downtown projects including YUL Condominiums & Townhouses and the Stanbrooke rental building — had the opportunity to build their new project on the famed street, they jumped on it. Ground was broken in June on the Nest Condos development, located on Crescent Street at the corner of René-Lévesque Boulevard West.
The project will feature 97 condos upon completion, which is slated for 2019. Units will range in size from 265-square-foot studios, to one-, two-, and three-bedroom units up to 970 square feet. Prices range from $200,900 and go up to $611,900, plus tax. All units will include five appliances, a full kitchen and full bathroom. Interestingly, all studio condos come equipped with a Murphy bed and storage.
“The studios will have an allin-one-space concept, which is characterized by housing units of reduced square-footage,” said Kheng Ly, president and CEO of Brivia Group. “Generally the studios come with furnishings that are adapted to the space, such as foldaway beds and efficient storage components.”
All units have been designed in a very modern fashion, featuring sleek, minimalist, clean lines as well as contemporary, chic styles in all areas.
Ample sized windows allow for natural light to be maximized, which makes a substantial difference in how the smaller units feel.
Buyers will have access to several common amenities aimed at amplifying the lifestyle component of the development.
“Residents will have access to a fitness centre, a lounge, and a ground-floor courtyard, among other things,” Ly said. “There will also be options for buyers to purchase a parking space in a threestorey indoor parking lot, as well as storage lockers.”
Aside from these attractive elements, the location is one of the most distinguishing factors associated with Nest Condos.
“Crescent is one of the most vibrant and cosmopolitan streets in Canada,” he said. “The heart of downtown Montreal, it’s also renowned for its vibrant night life and restaurants.”
In addition to being steps from a wide variety of social venues, the area also offers buyers access to important service points and is conveniently located for students and professionals alike.
“Buyers will be living near schools, near workplaces, near métro stations, and even near the bus that brings you to the airport,” Ly said. “Living downtown isn’t about space, but it’s definitely about convenience.”
In addition to being an attractive option for buyers seeking a downtown pied-à-terre, the Nest Condo project is also attractive to investors seeking income properties.
“It’s a nice investment since it’s rare to buy a property on one of the most vibrant streets of Montreal,” he said.
