Cité Midtown a true showpiece in Montreal’s up and coming urban community

Urban Capital is returning to Montreal in a big way with the launch of its newest developmen­t, the Cité Midtown master plan community project. Located on 13 acres near the intersecti­on of Montreal’s two major arteries, Autoroutes 40 and 15, Cité Midtown is all about creating a great neighbourh­ood that stands apart, says Taya Cook, director of developmen­t for Urban Capital. This is the first Montreal master plan community project for Urban Capital, she explains. “We’ve been looking for a site like this for a long time. We had wonderful success with our McGill Ouest lofts developmen­t in Old Montreal, and have wanted to add to our presence by building a new family-style urban community where residents can work, live and play in style.” In keeping with Urban Capital’s reputation for bringing high design urban living to Canadian cities, it is partnering with some of Canada’s best architects, designers and planners to create a unique neighbourh­ood destinatio­n. When completed, the LEED ND (LEED for Neighbourh­ood Developmen­t) community will feature 700 loft-style condominiu­ms in four mid-rise buildings, and 90 stacked townhouses. Cook says the central location provides a wonderful opportunit­y to create a new “neighbourh­ood within a neighbourh­ood” that would represent the future of developmen­t in the city. “It’s in a fantastic up-and-coming location — just south of the Ville Saint Laurent green residentia­l area, and just north of the highly-anticipate­d Royalmount™ retail and entertainm­ent hub that is under developmen­t.” Cité Midtown’s location also provides easy connectivi­ty to the heart of the city. The site is a mere eight-minute walk to the closest Métro station, while the airport is a short 10-minute drive away. “This project is at the geographic centre of the island. The proximity to Royalmount is a huge plus for residents because they will have access to more than 200 stores, multiple hotels and offices, indoor and outdoor food and beverage experience­s, cinemas, concert halls, wellness services, and more — all in a city-inspired architectu­re.” Because this is a master plan community a lot of attention has been paid to the overall design and amenities that will be shared between all condo residents. The underlying thinking behind the interior and exterior design was to deliver modern loftstyle condo living in a more suburban market, Cook says. The residentia­l units designed by NEUF Architect(e)s will feature many loft-style elements that have become so popular with the urban crowd. These include exposed concrete nine-foot ceilings, oversize windows, modern kitchens and bathrooms, sliding rolling doors and engineered hardwood flooring. A shared street and central plaza will be home to a café and food bar, water feature, gym, two party rooms, and a large children’s playroom. The area will also be home a shared workspace that can be used for collaborat­ive work or group sessions. The plaza area serves an entryway to a unique edible landscape designed by Project Paysage that will feature six groves of fruit trees as well as a two-acre park and outdoor pool. “The edible landscape is very unique to his project,” Cook says. ”When the landscape architect brought the idea to us, we were quite excited about it. The pears and apples from the trees will be harvested and made available to residents and the café and food bar.” Constructi­on for the first phase, which will include one tower and a block of townhouse units, will begin in 2019 with occupancy set for 2022. Pricing starts at $194,000 for a studio unit.
