A rich heritage: Le Sherbrooke

- SPONSORED BY BROCCOLINI

Ultra-luxury real estate used to be somewhat of a rare occurrence in Montreal, but ever since the pandemic, sales for homes valued at a million or more have experienced triple-digit growth, luxury condo sales have soared. In January of 2021, Centris recorded the most expensive sale of a condo in Quebec ever at $11 million.

Even though the city is still struggling to meet the demand for new, high-end properties, becoming an investor favourite has come naturally to Montreal, which is now welcoming a new flagship real estate development in the heart of the Golden Square Mile: Le Sherbrooke.

From an investor’s perspective, the new condo project by Broccolini at the corner of Guy Street and Sherbrooke Street West ticks all the right boxes.

It was launched by a local developer and builder established in 1949, created by the renowned architecture firm Neuf architect(e)s, and designed by Lemay + Escobar. The property is located in the city’s most prestigious neighbourhood, which is a stone’s throw away from the Montreal Museum of Fine Arts, Canadian Centre for Architecture and the Mccord Museum. It is also near Concordia and Mcgill universities, Le Mount Stephen, The Ritz-carlton, Westmount, and many other popular locations. Since its launch, over 60 per cent of the development has found buyers.

But that’s not all.

Bringing together history, modern living, and timeless luxury, Le Sherbrooke’s residents will also be able to enjoy a private, exterior courtyard inspired by traditional French gardens that connects both projects’ buildings and is accessible by a porte-cochère on Sherbrooke Street West.

The project, which will house just over 515 units ranging from studios to penthouses in both its 25-storey set-back tower and fourstorey gatehouse, will be equipped with a full amenities package that includes an indoor lap pool, sauna, steam room and gym, as well

as virtual golf, a co-working lounge, and smart home technology throughout.

Penthouse and executive residents will have access to an additional 7,300 sq. ft. of exclusive amenities that include a separate grand entrance and lobby, a private elevator, private gym, rooftop terrace, outdoor pool, conservatory, and more.

All the project’s common areas are designed by Andres

Escobar, the prolific designer who has over 20 years of experience and has worked on a variety of projects in Montreal, New York and beyond.
